    I understand its stressful & nuisance but if you can think through the best thing to do financially then try to go with it or you might kick yourself later.


    Just an idea. What about finding a purchaser before your staircase ? If you dont find one then dont do it. If you do then staircase & immediately sell on. You could make the inconveneince worth their while & still be better off yourself.

    I dont want to stress you out but i'd hate for you to be living in rent accom & hard up in 12 months time looking back to how you could have made a few bucks here.

    If I was you I'd be inclined to maximise my potential wealth with the sale & then move to the country & keep chickens. All that stress is never worth it.

    Otherwise Id go for an estate agent locally who i know and hear a lot of good stuff about. And seem to sell everything on thier websites within a couple of weeks...

    I don't think that staircasing quickly is much of an option. I was under the impression when we looked at SO that you could only step up by a certain percentage each year?

    Good luck with whatever you decide to do hun, but your health first :)

    Extra humongously big hugaroos! Really sorry to hear your bad news...I know absolutely nothing about joint ownership stuff & staircasing whizzed over my head faster than the starship enterprise but...my wee social workery head can cope with the rest! You have obviously thought about this alot & the stumbling block is getting it all done it would seem so can you rope in every friend you ever had to help you get flat ready for selling? It is a huge deal emotionally which is draing physically so be gentle with yourself and remember that you dont have to move in the next couple of weeks! There are huge advantages to renting and it will also mean that if your health declines it will be easier to move to a more suitable property...be gentle with yourself and try to take some time off EVERYTHING to give yourself a breating spece & time to get your head sorted. Having said that you will just FEEL when you have made the right decision (& I suspect that you are pretty much decided!! :)) & once made am sure you'll feel very relieved. May I suggest a nice bottle of wine; video of your choice; hot bath with oodles of bubbles; pj's; chocolate & absolutely no computers turned on & a DH close by! While posting here & supporting others is great, its exhausting & you sound like you could do with some rest & TLC...big squishy hugs from me!!

    yeah, I know the decision is the right one. Just now wondering how to get the cash together to pay for the vlauation. And to know when to move cos of the lodger and all that.

    If Im not here, Im burning something in the kitchen, so im jsut mooching around the interweb and doing my little surveys, thats about the level of what I can manage at the mo :) Oh of course, OH is doing the dinner and my feet are well and truly up, dont worry.

    Hi,

    Im so sorry to hear that things are not too well with you at the mo.

    We just sold our S/O place THANK GOD!!

    S/O places sell fast, really fast IMHO so if you need to move then you should find a buyer quite quickly, however the HA will take a while with all the paper works and so on so exspect a good few weeks ( ours was about 20) for the sale to complet.

    We had to pay £150 for the valuation then 1% of the sale price to the HA.

    Would changing your morgage to intrest only for a while give you some breathing space?

    Do you need to redecorate? Was just reading the above posts & all the interior progs tell you to paint white & have laminate, coz it gives the "loft-type" look! maybe just freshen up rather than new colour, shuffle the furniture round, shake the cushions & de-clutter! (Well thats what the House Doctor says anyway!)

    Its true what you say about the house doctor.

    My flat is a bit on the barren side though, just need to fill it out a bit.

    I think it will bve fine at the end of the day its really saleable so I wont be spending anymore than I need to on it, Im saying as a ball park no more than 500 quid. No more than that.
