    They cant follow through if both offers are accepted. That means the offers are not being left on the table in good faith. I would regard such a person as a joker and wouldn't do business with them.

    i tried but there are only 3 of this sort on the street. 1950 built and the rest are sort of victorians etc ,.. houses sold in the road vary far too much .
    these 3 houses no signs of being sold/bought recently and the woman has been there for 32 years

    As I would regard someone unable to say yes or no a person to avoid dealing with. If they are hoping now for more money, what if they get a better offer in a few weeks? If you offer what they asked for, and they still wont say yes, the offer is off the table. I can't understand doing anything else, why risk losing other properties while the vendor hopes to screw you for more money?

Not unusual in business if you watch the news for example about takeover bids. If they are hoping now for more money, what if they get a better offer in a few weeks? Personally I think gazumping is a despicable practice and there are many who think like me If you offer what they asked for, and they still wont say yes, the offer is off the table. When you have a property to sell I am sure you will make all reasonable endeavours to get the maximum you can for it, above the asking price or not.

    If the offer was below asking price I could understand it, but the OP offered what they asked for. I would definately say my offer is not to stay on the table, as I would rather be able to offer on other properties that may be happy to sell for asking price. They have had 24 hours to decide, if they need more it should be at their own risk of losing the buyer. It is after all the figure already agreed on, what more is there to decide?

    Probably reasonable, although I might feel a little aggrieved at the pressure, but it would give a bit of time to check out any alternative bidders who were there or thereabouts.

    Edit: One consequence of trying to put the thumbscrews on as a buyer would be that if I got someone willing to pay the same I would likely go with them as likely to give a more hassle free sale and you would, in that situation, likely lose the purchase.

    all cleared after i went to the office. they had a cash offer but were waiting for a proof of it.
    sadly the cash buyers produced it. so the house is of my league ;) . im not a sheik ;) only 45 k cash
