we looked at a house on sunday morning and liked it a lot, though knowing many viewers had loooked at it same day, and because it clicked everything we needed we offered the asking price of 245.000 .
There are electrics to be updated on it and few bits but being a builder i could do myself in a week the whole lot and cost me just the materials. so no big deal.
Problem is, although i sent an email to estate agent on sunday willing to pay full asking price, , mortgage in principle attached and willing to move asap , etc we havent heard from them.
Called estate agent yesterday evening, and she said she ll give me a call but no thing so far.
I thought people were havinbg probs finding buyers
house been on sale for just 3 days .

If at all possible, go into the EA and find out what is going on .... if thats not possible, ring them again and ask for an answer.0

Because the house has only been on sale for 3 days, the vendor will think that since somebody is willing to offer the full asking price, maybe I'll find somebody else that can top it - hopefully start a bidding war?
You'll find that vendors are more willing to accept your offer/negotiate once they have been on the market a lot longer.0 -
Yeah someone offering asking price so quickly might be making them think that it's been undervalued.
Especially if they've had a lot of interest.0 -
Yes chase it up they should give you an indication if they want you to hold your asking price whilst they test the market (3 days is a short time in which to do this)0

Having recently put my house on the market, had 6 viewings in 5 days and 3 offers (none at asking price), I was keen that the estate agent maintained contact with all those who put bids in as I think the silence is 'rude' for those who had made offers. You should expect some response. If I was you I'd be saying that 'with respect, the offer remains on the table for a set period of time as you need to know where you are working'. I'd understand that if I was the person selling the house unless of course I was a greedy and wanted to rag the backside out of the selling price and take the risk of p******g off the people offering! Just my opinion.0

I would get back to them stating that it is an extremely good offer by a motivated buyer and you are not willing to be kept hanging around and risk a bidding war if another offer comes in. Tell them they have 24 hours to accept AND take the house off the market, or you will have to reconsider.
Make sure the agent passes all of the above on to the vendor, which should get their backsides twitching and make them pull their finger out!

Ask for a viewing on another house with the same EA, at a slightly lower price.0

No it isn't, I agree, but that wouldn't stop me. Who knows, it may be a better house!
TBH I'd just call and say is it a deal, if they say no withdraw the offer and tell them to call you if they want to play. I certainly wouldn't just leave my offer there, what benefit do you get? I'd be looking at other properties if I didn't think they were willing to sell theirs for a price I wanted to pay.0 -
