Really stressed over sale of my house

Sadly, Estate Agents don't always work in your favour even when they should. We dealt with one who lied to the sellers that we didn't have the funds to purchase the house when in reality they hadn't even spoke to us about our finances! They then went on to pressurise the sellers into going with the other parties offer, despite the fact that ours was higher and at full asking price.
Would have made sense for them to have pushed our offer surely, as agents they're expected to try for the highest price possible for their clients. There was always something a bit iffy about the EA and I have little doubt they were benefiting somewhere along the lines by pushing for the other buyer.

I did however say to the broker last night that i was going to run both of them and that they need to get their butts in gear, i explained to him everything and he thinks its the best solution.
Also the other thing was that the broker admitted the agent told him the survey had already been 'done' and to not bother, i told the broker that survey is booked for thursday and that i really want his client to buy my house. So the agent was lying to him there.

This difficult mortgage issue - does he have an in principle decision?
I dont get this. Either he is a risk for whatever reason, and not easily mortageable ( ie self employed with tiny deposit or something like ) or someones lying to you.:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

I would not sell to the first buyer even if I am desperate. They have got the nerves to tell you to put a higher fence etc and playing their music loud. You would have thought they would have kept this quiet. Seems like neighbours from hell. It's something you would want to think properly as you do not want the neighbours to make your life a misery. I would stick to the second buyer and ignore the EA after all you are the one who will live next to them. Please think carefully, it's a decision you do not want to make in a hurry even you are desperate to sell, somebody will come along.0

How did you get in the situation whereby you have two buyers? Were you unhappy with the first buyer all along so kept marketing the property?
