Really stressed over sale of my house

I'm selling my house. I'm moving next door (parents house) so i am being a bit biased with who moves in.
I have 2 offers on it. I first one i accepted but since then they have started to be really rude when they come round, asking when i'm moving my 'junk' out, saying they want adequate fencing put up (she wants 6 foot! and there is 3 foot at the moment) at my expense because their son is scared of dogs which i have. And they have warned that they play their music loud. They have a survey booked for thursday.
The second offer is from a really nice guy who really wants the house but the estate agent is pushing for me to go with the other people.
Ive spoken with the broker of the second offer (which is higher) and he said its a difficult mortgage but doesn't see a problem with it.
I don't know why the agent is pushing for me to go with the first people and im starting to think that something fishy is going on (money being taken between them).
I'm thinking about phoning the agent and saying that i dont want to go with the first people and to go with the second but i'm so scared something is going to go wrong.
I'd love some advice or some nice thoughts as i'm getting really stressed and it's stopping me from sleeping so i'm a wreck.

What a great position to be in - don't get stressed - you're in the driving seat and don't get messed around by the EA who should be working on your behalf! Tell the Agent you want to accept the second offer as it's higher -that's all you need to do.
Actually (if it was me) I'd tell the other people that you'd accepted a lower offer but the buyer was nicer !!!!0 -

The problem is that we need to sell the house quickly (marriage break down) and am worried that the buyer might fall through.

Exactly, my boss (who's my neighbour) was saying that she saw them before they knocked on my door spitting on the floor and smoking a spliff the size of a tampon.

Estate agents are usually biased to buyers getting a mortgage through their advisors so they get more commission. Remember, you are the seller and you will be living next door to them. It will more stressful on you if you end up selling to "neighbours from hell" and all the problems if you wanted to move again.(".)0

Erm, no you dont want to be living next door to them. LUcky for you you can choose your neighbours at this point, tell them to go and get stoned somewhere else.

Funny you say that actually because the higher bidder said that they keep pushing for him to go through their mortgage advisor but he has one of his own. The agent rang me and said 'i've spoken with his broker and between us he said if he was the vendor he would stick with the other buyers'
I spoke with the broker and he said 'its difficult but it can be done, i wouldn't be going out of my way for him if he wasn't such a nice guy'

Why don't you have a word with the broker of the second buyer again and get more info on why it will be a "difficult mortgage". Then you'll know whether he's likely to be able to get things moving quickly or not. If it doesn't sound too bad then I would defintely got with that guy. The others sound awful. And I can just imagine them knocking on your door at all hours after they move in, complaining about niggly points about the house. :eek:What did I do at work before I discovered MSE?!
