Sellers denying they installed the heating

We've just had our property information back from our solicitor.

The seller has told as during both viewings how they had a new central heating system and replacement pipes installed a few years ago, however on the forms they have ticked 'not known' for when the heating system was installed in several places.

What can I do in this situation?

I can only presume they haven't had it installed by a GasSafe engineer and so can't get any documentation for it.

Can I request that they pay for a GasSafe engineer to do a report to let us know it is safe?

Any help very much appreciated.

You can request anything. Whether they do it or not is another matter.

The pipes are a plumbing issue – no connection with CORGI/GasSafe. Why not just ask for a boiler service/certificate to be done/issued? It should be checked annually anyway.

Thanks - it does mention it was last seviced in 2008 but they haven't included any evidence of this - if I get a copy of this last service, is this sufficient to ensure it's in safe working order?

...which just means they can't remember exactly when they had it installed.....?

No, this will just indicate it was serviced, and was possibly in safe working order at that date, and will take no account of what has happened since.

Have you also had the electrics checked/certified?

Ok, do you think this will this be the best I can get if they can't produce any details on the installation?

OK, you have been told a possible porkie, or things are not as originally described. But be logical and tell us what difference this new information makes to you. Either way, you need to be sure about the gas.

My main concern is that it's safe. I'm unsure whether a service document is sufficient to tell me this......or is there another check which I can have carried out (sorry I'm clueless in this area)

A proper service by a GasSafe engineer should record levels of gases produced. So, yes it should tell you if it is safe.

It won't tell you if it was installed by a registered engineer. Does that bother you as a purchaser? To the extent that you would pull out if the installation wasn't registered? Because it is going to be impossible to get a GasSafe guy to register someone else's work.

People normally assume that if the place has been lived in by its owners and they look reasonably normal that they have lived with the heating working. Not foolproof, but general.
