Another thing that can provide a lot of storage for little loss of floor area are over bed units. the bed moves away from the wall about 3-cm 1/2 the full depth of a robe/
We have a couple similar to these(bought very cheap).

we have matching robes but these are seperate since they don't fit the shape of the room in our current house0 -
Thats a good idea - would give us a nice amount of storage.
In the new bedroom there is also a chimney breast which is ruining the layout - I could do the cupboards behind, but it would only work if I put the bed on the wall which currently has the chimney. Not a problem - just another cost to consider in a not cheap renovation.
By the by, I live in West London, which seems be to adding about 20% to every quote. Last renovation was in East London and everything just seemed much cheaper!0 -
I would prefer seperate toilet to bathroom and walk in wardrobe. Or at least a 2nd toilet.
The times one of us has been using the bathroom for showers and the other one then decides they want the toilet drives me mad.
Storage space to hideaway a must. It is sadly lacking in my flat at present. I cant believe how much stuff we have accumulated again after downsizing from a 3 bed house and getting rid of loads.0 -
in a two bed house i think i prefer more space rather than an extra bathroom. it's not like the place is going to be so busy that two bathrooms are necessary.0

I would have a small toilet and sink, then the rest as storage space.
I can't see the point of a second bathroom when you only have 2 bedrooms. Extra cleaning to do...

En suites can be very small, ie just a toilet, basin and shower. I would save space by having a shower in both bathrooms and omitting the bath. I wouldn take the minimum space away from the bedrooms. I would prefer a bedroom with more space than a WIR.

Proposal 2 and 3
Proposal 4 and 5
I am learning towards proposal 5. Keeps a reasonable size main bathroom, and a reserve bathroom in the bedroom. Assume the bed is as per proposal 4. And you can see there are built in's in the room as well as the WIR (or en suite).
It is interesting that everyone I have asked seems to have clear and differing opinions... Which makes me think there is no clear reason to go one way or the other - it will come down to personal preference of the person using it/buying it.

Layout 5 is awkward! Our main bathroom is currently like that with the bath tucked in - the last people actually did it to sell the house! It is a nightmare with children as you can't reach them and now we have a dog as well you can't get the shower attachment to come to the front of the bath where you stand as a grown-up to try and wash the kids/dog. We will be altering the layout again, making it small but perfectly formed and square.
Layout one is actually almost identical to my bedroom, except the bathroom is my ensuite & my bay window is to the left. for me that wardrobe is such a luxury as I can hide all the utilitarian stuff in there. The rest of my bedroom is simply for pretty things, making it more like a hotel room
Work it round you. If you want an ensuite, have one. If you aren't sure then it's a big cost to put one in and the possibility of having one in a ready made room won't be a downside for potential buyers, more a potential. But don't underestimate the power of a walk in wardrobe!Everything that is supposed to be in heaven is already here on earth.
