But the room in question is the HS&L which the OP has started decorating. I doubt the OP would want to claim in court it was half decorated like that when he/she moved in inventory or not. As for improving other rooms and replacing the kitchen, unless the landlord wanted it done those expenses fall to the OP and should not be mixed up with this room. OK the property is overall improved but if that was the OP's choice then the OP bears those costs, the LL may not like the OP's choices in any case, or may not have wanted to spend out on such things as yet.
I understand what you are saying but you are missing part of the point... the real problem is that I was naive enough to believe that if I did a good turn for someone who is almost family then it would be taken in the manner in which it was meant and not thrown back in my face when they realised they might have to spend some of their own money (or in this case the extra rent I had to pay them with little justification!) My "proper" family entirely agree with me and understand my actions... but the "not quite" family are too busy worrying about how they are gonna pay for their living beyond their means lifestyle for the next month without my money coming in - even her own mother says she only put the rent up because she wanted to buy a new car and now struggles to pay for it!0 -

Have you really been there about 2 years.. and then this sudden demand for a huge increase in rent?
Have they had a change in financial circumstances and now want to squeeze you for more rent?
How does their rental asking price hold up with other homes in the area? (Sorry for the questions - I'm just interested is all). A 33% increase in rent.. blows my mind. I'd leave on general principle and see whether they can find themselves another good tenant, willing to pay their higher rate.0 -

For the condition of the property as it was when we moved in I definitely think they are asking too much from us for it... they live over 100miles away and are obviously basing their price on other properties they see on the market on the internet... they forget that their house was a hits hole until we moved in! The ironic thing is that the property could be worth more still if they only spent a few quid and sorted a few jobs out as it is in a desireable location.0 -
why didn't you just rent somewhere at normal market rate and save yourself the hassle?

I am renting of my OH's family member and like you, i am paying below market value, only just though.
If my LL wanted to put the rent up i would definitley walk, or make him do the jobs that the place needs doing, when we moved in the place was a hole, liveable now, thanks to us, but it still has a longway to go.
It has the old immersion heating still, no shower, bathroom is GREEN, ugh i hate it, i call it my retro bathroom:rotfl:
Carpets disgusting on the stairs, although we are replacing it and have put wooden floors down throughout. The conservatory roof is leaking, no skirting in the kitchen, fence knackered, etc. i could go on but it depresses me, but my LL is good in the way he said we can do whatever we want to the house (obviously, as anything will be better then the state it was in) and he doesn't mind us having pets, 2 dogs and a cat, and tbh it's the pets that are the only reason i stay where i am because i know how hard it is to rent when you have animals.
But if he did up the rent and refused to fix the problems, i would be soooo miffed that i had put alot of TLC in and was going to walk away but that is the risk with renting, i would just go and try not to dwell on it too much, but that's only because i hate stress:o

In which case I'd suggest you finish the HS&L and leave on good terms. If you can't afford to do that then ask if they will pay the materials and you provide free labour to finish the job.
You really need to maintain good relationships with family and almost family if at all possible. At least this way you will be in the right and so if they want to be narked at your leaving then it's only them in the wrong.0
