Shower Vs Bath

I've just bought a house, and will be undertaking a load of work on it, all myself, but i'm quite a good DIY'er, anyway, i was thinking about replacing the bath, with just a standalone shower, thus freeing up bathroom space and losing the bath altogher.

As i plan to sell in probably 5years i'd like to know if this affect the value of the house or do people not care about having baths in their houses anymore

  • I would say you should leave the bath, cause I'd be happy with just a shower, but when we were looking recently the GF wouldn't consider places without a bath (or room for a bath). Plus you'll be putting off families.

    However if you can squeeze in a shower cubicle elsewhere (especially an ensuite) this would definitely add value to the house.

    In my opinion shower cubicle only but there again I dont have kids and I would say it may affect the selling price. Remember when you sell that if a family buy your house they would definately want a bath for the kiddies!!

    When we did up our bathroom my OH wanted to get rid of the bath but I insisted we kept it. I would rather have had just a shower cubicle too, but it's nice to have the option of having a bath if I wanted to.

    Not having a bath will indeed affect the properties price as then you will only have ashower room and not a "proper" bathroom the only thing I would do is fit some mixer taps to the bath that is already there, they are ok but it then gives the option ;) Bath or Shower a new owner doesnt need to know how it works but you can say you have both.

    I think most people would rather have a bath, and a bit less room than loads of space and a shower...unless you tile the floor and make it into a walk in shower (maybe even a double? ;) )

    It only affects who might want to buy it. Some people like clean lines and space, i.e. no bath. Some people like to have a bath.

    I as a buyer will first and foremost be thinking if the 'bathroom' is small a having a bath in it will put me off buying, if it has a nice shower only it will encourage me to buy.

    Swings and roundabouts, decide who you want to aim your property at and do accordingly.

    I could never buy a house without a bath, I just love them and can spend almost 2 hours reading me book in a lovely bubble bath!

    I love having a shower too, and have one every morning as its so much quicker but if it had to be one or the other a bath would win every time. So I would fit a shower above a bath if you really want one.

    I can't see how the absence of a bath is going to affect the price of the property by much - but you might get fewer offers from those who don't want the hassle of putting a bath in.

    As the room is big enough for a bath, anyone interested in buying it could easily put a bath in for a couple of hundred quid.

    If this house is to be your home, I think you should have exactly what you want. You could always put a bath in yourself at a later date, just before you put the property on the market.

    I'd keep the bath and put a shower above it. Having a bath is useful for families etc... and you never know when you might change your mind. Personally I wouldn't buy a house that only had a shower. However, I may make a lower offer to take account of having to refit the bathroom.

    I would definitely stick to bath, perhaps with a shower attatchment above it. That way you keep everyone happy. I would definitely be put off by a house without a bath, although I could do without one, my little girl loves her bath every night.

    Although it is your home, 5 years isn't that long and personally I would find it a bit of a pain having to find a few hundred quid at the same time as buying a new property. A shower cubicle somewhere else in the house might be a good option too.
