how long will it take for prices to recover to their late 2007 level?

Might be a bit up and down, but should be back by the end of 2010:rotfl::rotfl::rotfl:0

Some time after 2011ages off. most of the dullards who think they're rich because theyve got a house way underestimate the effect of base rate being 1%.0

Wow !! Can you show me a single institution where I can get a mortgage for anything like 1%??
This is a regular argument trotted out by lazy bears / STRs who have yet to realise that banks have taken advantage of the current low base rate to raise margins.
As the economy picks up, so new products and suppliers will emerge to offer new mortgage products, so the 1% base rate is really not relevant in any meaningful way. Even as interest rates rise, there will be plenty of affordable products out there - fear not my little bears

Asking prices around me are all without doubt higher than 2007:mad:
only one Estate Agent in the village and keeps valuing at crazy levels. Thing is its where I want to live, so I dont know what to do?Pawpurrs x0 -
Just sold mine (to an FTB) at 2007 peak for the road. Asking price was a bit higher than peak as the markt currently prices in a small discount.I think....0

Quite some time here, we're still 16% down year on year!We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.0 -

:T Well done. Top result.
It's quite funny that I'm amongst the more pessimistic responses from the bulls.
I think it will be 2011 before the national average price reaches 2007 levels. It'll get close in 2010, but still 5% or so below.
Although some areas are there now, much earlier than expected, so who knows.“The great enemy of the truth is very often not the lie – deliberate, contrived, and dishonest – but the myth, persistent, persuasive, and unrealistic.
Belief in myths allows the comfort of opinion without the discomfort of thought.”

Please tell me what GB had to do with 125% loans? Some people just tend to balme the government (whoever it may be) for every bloody thing that goes wrong. Put the blame where it belongs. The greedy basoords who ran the banks. From the top to the bottom the only thing that mattered were bonus payments.0
