RBS Agreement in Principle

Hi everyone

We have has a AIP (subject to receipt of a satisfcatory valuation) from the RBS for a Mortgage of £80,000 on a house valued at £190,000 we had some problems with our last mortgage 4 years ago we sold that house 2 1/2 years ago and have been renting since. our ltv is 43%. Do you think it will be ok now or could they still refuse our application.

    well we have a deposit of 25% had a mortgage approval in principle. paid the surveyor fees nearly £400, all was well with the surveyor report. then the bank refused the mortgage without reason. why is it the banks can do this, surely these decisions should be made before we parted with hard earned money.

    sorry dont mean to sound doom and gloom, maybe we were just unlucky. got a financial advisor now who has guaranteed we will not have a problem getting a mortgage.i am not holding my breathe! good luck hope all goes well for you.

    I have just had a mortgage approved by RBS.

    Had the AIP done, chose my property etc. All was good then came on this forum and started searching for RBS and AIP and getting the mortgage approved.

    All doom and gloom was all I found.

    But I just want to say that mine went through fine.

    congratulations its good to here some good news. i think people come on the forum to ask advice when they have problems and those that dont maybe dont have need to post.anyway well done and i hope all goes well for you.

    i should have added dw32.our aip wasnt with rbs, maybe they are more careful when initially approving in the first place.
  • If the bank give you the aip and then confirm payslips therre shouldnt be a problem, thats as long as the survey comes back at the price you are paying and not below otherwise it may cause a problem and its happening all the time..
    Just try and knock the house price down if the valuation is low.

    Ive just had my mortgage offer with RBS and they have been very good a bit slow at times and ive had to chase them, but no propblems, touch wood.

    i did all of this. my wages are enough to cover the mortgage.the survey was fine the house was valued at what we offered. the only problem i can think is, i dont really have credit history,no debt, i tend to pay for everything i need as i go.sounds like rbs are a good bank to deal with regarding mortgage applications

    This is helpful for me, I am in the process of getting everything sorted with RBS and have had 4 days of ineptitude from them. Will be calling again today to check on progress and expect to be told again that they need to see my payslips despite me taking them into the branch on Friday. Spoke to the branch manager yesterday who sent everything off again so fingers crossed things will start moving now. However she did say that the product fee would be taken out today and it hasn't been. Ah well, that's £799 earning interest for me rather than them.

    Thank you all very much for taking the time to reply, we have our AIP but they only asked for the last payslip as we bank with them they can see whats paid in every month, we are paying £8000 under the home report valuation so hopefully no problems with the valuation, the bank called today for our solicitors details for when the formal offer comes through as we are away on holiday on Monday for a week. Still feel sick at the thought of being refused So fingers crossed it will be all ok, I will keep you all posted.
