Time between exchange and completion

Options
We should be exchanging contracts on our first flat on Monday. I'm wondering how long it usually takes after this to complete and get the keys?

It will depend on your situation - if buying with a mortgage that expect 4-12 weeks

you can always ring up and try to push them harder

if no mortgage expect 4 weeks

    Hope that helps

At exchange you should agree on the completion date. It varies according to number of properties involved and their circumstances.

In my experience its never been more than a month. But I've only bought two houses in my life time :)

I hear of people exchanging and completing on the same day or the day after, is this really rare?

I must confess a limited understanding of what exactly goes on between exchange and completion. I've been concentrating so hard on getting to exchange I haven't really thought about the next step!

We'd like to be in as soon as possible, is there a way to speed the process up?

Often on new builds you could exchange and complete on the same day.

For us it was one week after exchange but everything was lined up and agreed to meet this date.
  • We're just waiting for Grant Of Probate paperwork to arrive on our new flat then we can exchange. As everything's in place, we're expecting to complete within a week or two of exchange.....fingers crossed!
  • with the house we've just sold, we exchanged on the tuesday and completed on the friday, with the house we've just bought we exchanged and completed on the same day. Was pretty stressful, especially the buying, a week or two between them would have been nice!

Don't know where this comes from - it was exchange to completion being asked about - not start to completion!

Typical period form exchange to completion 1-2 weeks. Can sometimes be longer, sometimes shorter - what is convenient for all concerned. As a buyer you can suggest a date - may have to compromise if there is a chain.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
