We have had the noise pollution people out twice. Both times they said that music levels were below problem level. We knew they would say that as the main issue is with the bass0 -
If the noise pollution equipment doesnt record the bass - what on earth is the use for it? its the bass which causes the problem!!! it can cause walls and floors to vibrate. if this happens can you record it on camera and put camera on a level surface such as a table so you can demonstrate its not you shaking the camera? also if it can be picked up in your flat on a dictaphone or camera recording that may help. their landlady then may take you seriously if you can show her those? if not she may be prosecuted herself!!! as she is the owner of the flat? get back on to environmental people but may i suggest you also contact Citizens advice? or look on internet for noise abatement society - I believe they have an informative website.0

Thanks. Would love to take it further, but with us wanting to sell the flat we don't want to have to disclose the problems with noise. Difficult enough trying to sell in this market.
So upseting. We worked so hard to get this flat and do it up and have it as we want it and the whole experience of living here has been ruined.0 -

Im not sure where you live, but up here in Scotland we have a Noise Nuisance Team attached to our POlice Force who would basically go out after your first call to the Police, not 999 but the local number, and they would request that it is turned down. If it continues, it will be logged with the Police Force and each and every time the same thing happens the NNT go out. If they refuse to turn it down and it continues the Police then get involved and a ant-social behaviour order may well be put in place. The ASB can take a long time to come thro but if you get the Police and NNT involved maybe the landlord will stand up and be heard (pardon the pun).

I know this isn't what you want to hear but you need to be careful about how much you complain and to where if your intention is to move as soon as you can as you've rightly said that you will have to declare it on the solicitors form and then you are going to have real difficulty selling ! Good idea to have it registered with the doctor - not so sure that anti depressants are the answer though

Im pretty sure you only have to declare a dispute with your neghbour if its legal i.e gone to court, solicitors involved - but I could be wrong!:j

You have to declare any dispute you have had and as the op has already contacted the council this could already count - doesn't have to have gone to court0

We have similar problems with neighbours so you have my sympathy - I know it is so awful and unfair that you can't feel comfortable in your own house. Afraid I don't have useful advice or I would have sorted out our neighbours! But you could try speaking to them, not when they are being noisy but at another time and letting them know how upsetting it is for you - can also point out that you have a baby?
Keep on at the land lord as well, send her a detailed log of the noise and threaten to take legal action - might scare her into having words with her son.... Do you have her contact details? You could call her while they are being noisy so she can hear it for herself?
