I have given notice on the propert that i am renting.
I have recieved 2 calls from the agency today telling me that the have 2 people who want to see round it. I told them i wanted to be there when people come round. I was told i have no choice about this and they have the right to come into my property and show people round. I explained i have a dog and don't want them in the house without me. They told me they can come in when ever they want.
Where do i stand here?
Can i insist that I am there when they come round?
Or are they right?
Please advise me

Indeed - Regshoe is correct - provided you are on an AST (assured shorthold tennacy), no matter what it says in your contract you have the right to 'quiet enjoyment'
From shelter:
Your right to live in your accommodation undisturbed
You have the right to live in your accommodation without being disturbed. You have control over your home so that your landlord and other people cannot freely enter whenever they want to. Your landlord cannot limit or otherwise interfere with your right to live in your home. If your landlord tries to do this s/he may be guilty of harassment, which is against the law.
I would contact them if you want more info or help.0 -
er..... if its for viewings you have to allow people in.I run an event management company, I put on events, I go to events, if I don't know anything about events - its not worth knowing!:j:j:jNegotiate, Negotiate, and Negotiate again.:j:j:j0

Op please see many other threads on this topic. You (probably) have a right to quiet enjoyment and can refuse all viewings but but it is really only fair to allow viewings at a time convenient to you. The agent would be very very foolish to enter when you are not there."If you can bear to hear the truth you've spoken

No you dont - thats the point, you can refuse them if you want to. They must give you 24 hours written notice and you can decline this notice if you want to..
However, if you want to play hard ball with the agent expect a crumby reference from them...artfullodger has nice letter for use in this case I believe...0 -
you can't decline entry if they put it in writing.

The law of the land overrides anything in the contract."If you can bear to hear the truth you've spoken

becky has it spot on,
i'd suggest telling the agents that you are available on these days between these times for viewings and that is it,
if they argue tell them you are entitled to quiet enjoyment of the property and you are not going to allow ANY viewings if they continue to harrass you in this manner.
hmmm also have you got your landlords contact details? i'd suggest writing to them and letting them know that their agent is harrassing youNonny mouse and Proud!!
Never argue with an idiot. They drag you down to their level then beat you with experience!!
