    I would not be happy with what appears to be very narrow restricted access to the door. The worktop sticking out into dinning area does not look right, I would rather leave space for a table and chairs.

    IMHO this layout does not make best use of the available space.

    do you think by having the worktop extending so far into the dining area it would put people off when we sell??

    do you think its worth having a sink with no drainer for space saving as its such a small kitchen?

    I'd find it really offputting as a buyer having a sink with no drainer. It'd make me think the kitchen was never really used for cooking.

    you wrote this as i was writing, yes i have concerns about the dining area. there is still room for the table and chairs, but obviously not as spacious as it currently is

    do you mean the access to the utility room door, onthe left hand side as loooking at the birds eye view? if so, its actually widening the access compared to how it is now!! the oven is currently right up against the edge of the door

    yes, at the moment, the work top on that end, ends at the door to the room. i asked him for much more worktop space so that was the solution, i dont have to go for it but i think my partner likes this idea. we can still fit the table and chairs in place where they are now, but obviously it cuts into the 'dining room'.

    There could be a lot of conflict with appliance doors ,unless its just me who multitasks by opening fridge cooker and dishwasher at once One thing that hits me is the colour I have maple doors with black granite work tops, mykitchen is slighter bigger but its very dark

    Does the kitchen have to be all at one end of the room like that? I think I'd use the whole space (incorporating the table) - or have the kitchen at the other end.

    sorry to say this, but

    that is an awful design
    not only is it visually bad, but also from a usability, & even safety point

    youve got a corridor running through the middle of the used area, right between the 2 seperate cooking appliances



    could the kitchen not go into the alcove at the bottom, like so:
