Debate House Prices

Pricing of a house we're watching...

House in the town we're looking at moving to:

Marketed for six months starting Sept 2006 at £369,995. Removed from market.

Marketed for one month starting Dec 07 at £415,000. Removed from market.

Came on again three weeks ago at £425,000.

No substantive changes made over the period. It was built in 2004 or 2005 - just a private build on a single plot.

Is it me, or has the asking price gone the wrong way given the market? :confused: Not sure they'd take the sort of money we'd be looking at offering. Has the bounce of the last few months been that good? I sold in Feb 09 and we've been renting since. I knew I was bailing out at the bottom when I sold, but I thought prices might be a bit lower or at worst the same during this year. :confused:

    Wow, wil they have had to pay for separate HIPs each time, with it not having been continuously marketed? I can't remember the rules. Could prove to be an epensive whim i they keep putting it on and taking it off the market? would put me off a bit: I'd worry they'd pull out at anytime of the dealings.

    Well, as it hasn't sold, it is easy to say it's gone the wrong way. But most people do not need to sell, and can wait for buyers to come along at higher prices.

    That would seem to be a safe bet. The chances of cheeky offers being accepted now are greatly smaller than they were last winter.

    Yes.

    Up 8% to 10% since february on average.

    Some areas are far better than others though, with some places only up a few percent and others back almost to peak prices already.

    At the moment, that decision has cost you around 10% of the price of a house, plus rental costs.

    The good news is that prices should fall back a bit over winter giving you a final buying opportunity. The bad news is that they will not fall back to where they were last winter, and you'll still have lost the rent money expended in the meantime.

    Depends on area though, we are still 16% down year on year here with a tiny percentage rise (less than 1%) on the last monthly figures.
    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.

    Yes, same here. Hamish is in Scotland and bought at the peak of the market, Sarah - this slightly colours his judgement. He's a sweetie, though, and ever so persistent. :)

    agree with this. don't think these will be selling for a good while yet. regardless of price most people are going to have to be happy with what they have for a while imo - buying/selling kinda difficult

    Though they will have saved the money they would have spent on mortgage interest imo (so this could either be a positive or negative figure depending on rent and mortgage rate)

    Hamish does provide facts to back up his comments relating to prices in Aberdeen and the UK average.
    It's hardly clouding ones judgement backing it up with facts is it :confused:

    I've actually found more data for my town...

    Since Feb 2009 - July 2009 (figures not yet available for August)

    All average selling prices (not asking price)

    Detached -13%
    Semi +27%
    Terraced +16%
    Flats -55%

    Overall -6%

    July 2008 - July 2009

    Detached -5%
    Semi +2%
    Terraced -11%
    Flat - 29%
    Over all property types -17%

    The median figures look even worse!
