Assuming his contract was for 'vacant possession' (most are) then I should advise your mate to move out and wait till the shed is cleared and 'vacant possession' is provided.
Unfortunately, during this 6 - 12 month wait, the hedges and grass will continue to grow. So I'd advise taking a course during this period in 'garden maintenance and landscaping'. Once vacant possession is achieved, and the garden has been landscaped, your friend will be able to address the issue of dirt.
Dirt, of course, is always to be deplored, but other people's dirt especially so.What with swine flu and such like, I would be loathe to touch anyone else's dirt, so this is clearly a job for the servants.
Get your friend to instruct the maid to start at the top of the house (dirt is heavier than air, so falls downwards) and clean the dirt. Once it is 'clean', it is much easier to remove. In fact, most councils these days will often take the clean away and recycle it, so your friend will in fact be helping the environment, which in turn means the islanders of Tuvalu may not, as predicted, lose their homes to rising sea levels. Of course, if the clean is just dumped at sea by an unscrupulous council, or sub-contractor, then this too will contribute to sea level rises, meaning the Tuvalulians will either have to take swimming lessons or build their houses on ever-higher stilts. They might also have to trade their chickens for seals. Not for clubbing you understand as that would be cruel, but for petting. Come to think of it I'm not sure the Tuvalulians have clubs. Or pubs. Or chickens. Still the principle is the same.
Alternatively your friend could just:1) Clean the house
2) Take the stuff from the shed which he doesn't want down to the municipal tip
3) Tidy the garden0 -

Just get rid of it yourself. That's what I did.
My helpful vendors left me loads of stuff in the house and shed 'in case I might find it useful'. Why they thought I might have a use for decorative plates and wall plaques, 10 year old copies of the Yellow Pages, empty paint tins and the entire contents of a Betterware/Kleeneze catalogue I am not sure, as they knew I was downsizing and would struggle to fit my own stuff in as it was.
Fortunately our local tip is at the end of the road so I spent the first week making trips down there with all the 'useful' stuff.
