Agree traffic noise is horrendous. I moved with my parents from a quiet cresent to a house two streets away from a busy roundabout and dual carriageway. The traffic noise was awful. The house was also next door to a church which rang it's bells every sunday morning. After a few weeks I could sleep through the bells though.
Another factor is though that the road might be down graded in future. Only thinking of this the other day when driving down a very busy dual carriageway which was built to replace an old 'fast' road. The terraced houses which were on the old road now had a private road in front of their houses and good screening from the new road. Would have added thousands to the value of their homes.~Laugh and the world laughs with you, weep and you weep alone.~:)

Another point to factor in regarding road noise. When the road surface is wet noise will also increase considerably.Don't lie, thieve, cheat or steal. The Government do not like the competition.

That's a massive increase by any standards. Since it was sold 8 years ago it must have had the loft converted, new bathroom and kitchen an extension with a couple of bedrooms, and completely refurbished. The house must have been developed significantly to justify such a rise.

Why else would the house have increased so much?
You have to ask yourself whether there is anything to justify the price increase.

I think the biggest impact is on saleability, more than the value. A lot of people just wouldn't live right next to a dual carriageway, no matter how cheap it was.
Having said that, I was driving down the A12 earlier today and noticed a house right by the road with a SOLD board outside. Unless this is yours they can sell somehow.I saw it and did wonder who on earth would live there.
Quite honestly, the market is at a peak so I wouldn't buy anywhere at all for just a few years. At best it's going to be flat. I bought a few months ago because I wanted to own, not for investment value. You're going to have to own for a long, long time at the moment to make anything and may well have some short term pain with any crash.
With the market in this state, a house with a serious drawback like a main road is a huge risk. To compensate for that not only do you need a lower price but IMO it has to be a pretty special house.0 -
how did you find out what it was bought for 8 years ago. nethouseprices has one of my neighbours housees registered at half its value as it was bought from a family member. another house in the road is recorded at one tenth its value, probably a typing error. another was bought then gutted and extended to twice its size. sometimes a price is recorded when a deeds transfer is done and the price kept low for tax purposes.
