But if someone else thinks it, they are misguided?
Yes, I should have been clearer.
I meant fall back to previous lows, or even anywhere close to them.
The bounce has gone too far for that to happen now. The coming falls over winter will be small, and wholly insignificant in the big scheme of things.“The great enemy of the truth is very often not the lie – deliberate, contrived, and dishonest – but the myth, persistent, persuasive, and unrealistic.
Belief in myths allows the comfort of opinion without the discomfort of thought.”

Even Nationwide has only gained +6.46% this year; January £150,501 to August £160,224;

And of course, that index has a southerly bias affected by bankers bonuses again this year.
Or are you counting the rumoured positive for September, already, before publication...?
Meantime, Halifax shows January £164,126 to August £160,973, down by -1.92% this year.0 -
Sorry, my bad, I took "this year" too literally;
end-December was £153,048, to August £160,224, makes a +4.69% rise, at most, courtesy of Nationwide.0 -

So to be consistent the Halifax was £160,861 In Dec 08 and was £160,973 August 09 So a very small increase. not the -1.92% fall you stated.
But then, I suspect you knew that.0 -

Hardly the ramping upwards in prices due to demand, either, which we see the likes of Hamish preaching, like...Yes, I should have been clearer.

Cannon_Fodder wrote: »You appear to take a strange pride in your fellow Londoners being stupid enough to overpay for their biggest purchase(s) in life.
What degree of effect do you apportion to bankers bonuses being back in play...?
no strange pride. if you can afford something you buy it if you don't you rent and don't buy - not moan and looking for excuses for being priced out of property. get over it.
it has to be pointed out to the ignorant (like yourself) who seem to be immediate armchair experts on the UK housing market (in this case the London housing market) helped by a bit of Googling when they don't have the remotest clue...
carry on - you're doing well0 -

I think you all know that Hamish refers to the February Nationwide release, which was the low point in the Nationwide index. He has done it often enough as you are aware (he's preaching)
Feb 09 = £147,746
http://www.nationwide.co.uk/hpi/historical/feb_2009.pdf
Aug 09 = £160,224

This is why he said 8.4% :rolleyes:
