  • Shouldn't the "continuous upward march" of Nationwide be being reflected in this lagged indicator...?

    Or is it in fact useful confirmation that Nationwide is not the be all and end all of indices, further confirmed by Hamish's absence from the thread...?

    Interesting commentary in the MSE News article;

    " David Smith, senior partner at property consultancy Carter Jonas says: "There's a feeling in the industry that many potential sellers will look back at the current time as a missed opportunity.

    "When interest rates rise there is a good chance prices will fall back again as those borrowers who are just about surviving are forced to sell up." "

    The Nationwide and Halifax numbers were the Holy Bible of many a HPCer in the past - obviously not good enough now :confused:

    or it could be wishful thinking for many hoping for prices to crash - we'll have to wait to find out...

    And without wanting to get into a B/B fight, isn't this the period when it had been whooped about house prices rising again?

    possibly - it may look like there will be stagnation but the numbers aren't really correlating too well with the Nationwide and Halifax numbers. is it because it's now becoming much more regional than ever?
    Values still rose by 0.8% in London and the West Midlands. Yet they fell by 2.1% in the North West.

    that's a 3% difference between the two regions

    With these up and downs, instead of the big percentage drps, or the steady down wards trends does any one find themself singing th Hokey Kokey? Prices, up, down, up, down swing them all about?

    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    The data moves in mysterious ways.....;)

    In fairness, haliwide and LR are not too far apart in average price terms, all in the 155k to 160k range, and LR includes cash buyers where haliwide do not. The haliwide prices should therefore be slightly higher, as we all know cash buyers can get a better price than mortgage buyers..
