well, a decent letting agency - great news - but they were trying to fob you off by insisting you go to another agency
do get everything in writing about the situation with alternative accommodation for the week, the rent, the repairs being finished BEFORE you move in and do make sure you get your Landlords Gas Safety Certificate before you move in also
keep us in the picture
where will you stay next week till the work is finished ?
dont forget THEY are responsible for finding you somewhere to stay till the house become habitable....

In the end, the problem was minor, and fixed very quickly!
We moved in and have just signed up for another year!

Can you change the title to include that this is a resolved issue or something as some will just read your OP and think it's current (I know I speed read and don't see dates sometimes!)... might save someone writing out a reply trying to help you that's all! :cool:0

Looks like this might get interesting again!
The estate agents have warned me that the landlord would like to insert a "break" clause to provide him with some flexibility if his circumstances change! (he lives abroad)
We have just returned a signed copy of the new Assured Shorthold Tenancy Agreement (12 months) but the agents have emailed asking my thoughts.
As we have no intention of moving I've told them I don't want a break clause but to let me know what the landlord is proposing (who has not yet signed the agreement)
So I might be in a pickle again as we only have 1 month left from the previous contract.
Can anybody advise me what sort of break clause would be acceptable and could I perhaps insist on getting the deposit back within 24 hours should the landlord invoke the clause etc.0 -
The agents have come back and proposed a 6 + 2 break. (After 6 months either party can give 2 months notice)
Does this seem reasonable?0 -
The contract commencement date was for the Monday 21st September (yesterday)

Most 12 months contracts have a 6 month break clause, so seems reasonable to me.0
