East London BTL Flat - Canary Wharf/Poplar area

150-185k for 2 bedrooms (depends on floor and view - three out of four towers have balconies to the west - overlooking river and east - overlooking Canary Wharf at slight angle, fourth tower has coucil flats in eastern viewpoint - usully the cheapest). 170-210k for 3 bedroom flats. 3 bedroom flats aren't much bigger than 2 bedroom flats, bedrooms are just smaller.
I think two out of four towers have marble hallways in concierge area on ground level or at least it looks like marble cladding. All four have parkings.
There is also incredible amount of storage space in those flats, drying cupboard next to bathroom, very large storage room with CH boiler etc.
I spent ages looking for a flat there, was outpriced at the end...0 -

sorry I saw exactly that one, forgot it was a 3 bed:D
Wow. That's clever. I think it's one bedroom appartment converted to 2 bedrooms. If I'm right it's one of the two flats in the middle - with doors next to each other, my guess would be the one with wall adjucent to the lift. I can see someone put up a wall between the kitchen and the living room. Doh, it must be tiny now.
I'll look for the pictures I took in 2004 later on today.0 -

Yeah, that one looks like typical two bedroom flat there. One single, one double bedroom, long hallway with large storage next to the door. Except again, someone devided main room to make tiny kitchen. Which is a shame, because when left as open plan you have fantastic 7 metre long spacious and bright area to live in. All it needs is simple shelving unit and a lot of green flowers between kitchen and lounge and it's all done...0 -

Whats your opinion of the price then Von?
Have to admit, never thought of the open plan living, just thought it was a really tiny kitchen.Debt at highest (November 2005) = £35,856

Funny thing - now that I look through the websites it seems all those flats have those tiny kitchen, which is bizarre, because all 3 flats I saw were open plan. I'm not sure if open plans start above certain floor, or whether all of them belonged to the same seller who decided to knock down the kitchen walls (and believe me, it's excellent idea). I really have to dig up those pictures..nmiah786 wrote:Whats your opinion of the price then Von?
As for prices:
Typical:
£165,000, 2 bedroom, 2nd floor no views
http://www.findaproperty.com/agent.aspx?agentid=4221&opt=prop&pid=473841&photo=1#photo
£175,000 2 bedroom, 4th floor, view across Canary and Millenium Dome
http://www.findaproperty.com/agent.aspx?agentid=5177&opt=prop&pid=289481
And £185,00 2 bedroom, 11th floor, view across the river to Rotherhithe Marina and London Eye.
http://www.findaproperty.com/agent.aspx?agentid=2414&opt=prop&pid=324473
That kind of gives the idea of prices. One tip I can share - sweet spot is between 4th and 8th floor. You still have great views but because those buildings are the tallest in the area winds in autumn and winter are violent and loud anywhere above 8th floor. We saw small Sky satellite dish literally ripped out of the wall by the wind in one of the flats on 13th floor.0 -
