Which is the best buyer??

It appears that we might have 2 interested buyers offering on our property very soon. :j It's taken 11 months to get to this stage so I'm not holding my breath.

Our property is 100 years old, so has the usual signs of wear and tear, but is generally sound.

The 1st one is a young FTB'er with a mortgage in place.

The 2nd have a house sstc, with a FTB'er in the chain, but are more mature and knowledgeable about old houses and their quirks.

Obviously it's mostly down to the value of the offer, however, I would be interested to know other people's experiences.

Which one would you prefer and why?

  • To be honest I do not think there is any right answer to this question. The FTB in either scenario could pull out if scared easily by the homebuyer report if the properties are of a certain age.

    I guess the less people in the chain the less likely it is to go wrong but there are no guarantees in property buying/selling with UK system!!

    I find that it is seldom a direct choice, one ususally comes in with a better offer. The perfect buyer does not need a mortgage and does not want a survey and really wants your property and is prepared to bid above everyone else.
    I have exchanged and complete soon on a property I am selling and this is a description of the buyer we have. I will be able to breathe again soon!
    I think your problem will sort itself so dont worry about it.

    humm, i'd be interested to know people's responses aswell. esp if they were to both offer the same ammount. how do you choose? or do you ask both if they wish to up their offer? humm...

    I wouldnt ask either to up their offer if you are happy with the actual offer. What did you learn from the potential buyers? did the FTB's look scared and inexperienced? did they look commited and did they have things ready up front? If they feel like solid buyers they would be the better choice as its also a selling point for your house if you havent already found a buyer or if it falls through. 'we have FTB's buying ours so downwards chain is short'. Always better than having a 2+ below!

    Did you get to meet them or was it through the EA? i personally like to meet people myself so i can judge what kind of person they are. Serious or not, professional or not. moneygrabbing or not...

    At the end of the day it will all come down to gut instinct if the offers are the same. One will just feel more right than the other so go with the gut!
