How do I approach Estate agent with a higher offer?

    Tha's pretty low for the part of Cornwall I'm in (assuming you mean £180,000, not just £180.00!). The only bungalows that low usually need a lot of work.

    The seller can sell to whoever they like yes, but i know if i accepted an offer and someone had paid out to arrange a mortgage and paid for a survey, i would feel very bad and as a seller i would feel obliged to pay the costs the other buyers had incured.

    Some people dont care and are very selfish, the seller has got the asking price, is he that depserate he needs to break is word, i know he can, but to be honest i think people who change there mind for a couple of grand after telling someone they will sell to them are arsxholes.

    And also remember this the other person will have to move into the house, with the potential buyer now knowing they have been judased by that person, i would be looking out my window all the time.

    I think it depends on the bank how the fees are taken - I've just mortgaged through HSBC and the product fee is £999, £99 is non-refundable, £900 is payable on completion. The survey/valuation was £380ish, the survey was booked a week in advance, I paid the day before. The solicitor wanted £250 up-front, I think the whole fee (£350+VAT) would have been payable even if I pulled out.
  • I think it is wrong to gazump when an offer has already been accepted. You are risking the other buyer's money (they will probably have invested in surveys and solicitor's fees and they may be stretched as it is) and the seller is risking his sale not going through (you could easily pull out and by then the original buyers might be long gone).

    If the seller has any integrity he will say to you, No, I have already accepted an offer and as an honorable person I will adhere to it.

    Sorry if this sounds tough but you missed the boat. You should accept it. Start looking for another property.
