How do I approach Estate agent with a higher offer?

Well, I went to see the vendor and he said he would sell the house to the highest bidder, I offered him 3000 more and he phoned the estate agent while I was there and told them he wanted the purchase to go through with me.
The estate agent asked to speak to me and said to me ' the other interested party have arranged for a survayor to to look at the property and we should give the other buyers the option to buy first,( although 3000 less than my offer) how would you like it if someone came and offered more money from you ' then said she would have to speak to the vendor when I wasnt there as I may be presurising him! he was delighted with the extra offer, hes not a rich man and owes alot on the property.
This was yesterday afternoon and the estate agent hasnt contacted me again, I am sure something is going on I seem to be being pushed out of the equasion by the estate agent.
Are you in a position for a quick exchange, funds in place etc?0 -

Yes I am in a position to proceed, I was thinking of asking my solicitor to phone them, thought they might pay more attention to him,I have phoned the NAEA and they confirmed this wasnt good practise,I didnt tell them the name of the agent but will definately persue it if they dont start taking me seriously.0

If its true and the other people have gone ahead with a survey, why would you want to gazump them, bottom line you never made your offer quick enough.
How would you feel if you made a offer higher got it accepted and then someone gazumped you, these people might just higher their offer anyway and has they are further forward than you they will still probably go with them anyway.
get over it and move on, what goes around comes around and my motto is treat people how you like to be treated yourself, put yourself in the other buyers position.0 -

If you read the postings properly the other buyer hasn't paid for a survey, they have arranged for one to take place.
Put yourself in the sellers position maybe, nothing is in writing, it's still early days and the old fella will be £3k better off (that will probably cover his agency fees)0 -

When you get to the survey bit money has already been handed over to the solicitor and so as a arrangement fee for the mortgage.
If your happy jumping in do it, its not early days when a survey as been arranged its ususally towards the end, after the survey they get the mortgage offer, im currently going through a purcchase myself and my survey was done today, i made my offer 4 weeks ago and it was accepted, hopefully we will get moving in a few weeks.
As for the other person she was going on about swapping her flat for his house, if someone was saying that to me i would have alarm bells ringing that they are not a serious buyer anyway.
Plus the other buyers may just raise their offer, if it was me i would step back if it falls through i would then make my move if not tough.0 -

3000 pound is nothing i think if they do pass the offer on the other people will match it they probably spent 999 to arrange mortgage and solicitors and surevey about another 500 pound0
