Buying a new build property - help on negotiating price

I am looking to purchase a new build property on an estate which has been built for about 2 years. This particular property has been for sale for I believe around 12-15 months.
The property is advertised at £229950 and the sales person from the builders (Lovell's) has already said there is room for negotiation and without battering an eyelid she gave £10k discount immediately which is a good starting point.
However, she did say that we would still have to pay the full asking price and the £10k would be discounted in another way. ie. 5% deposit, used to purchase white goods etc. To me this seems to be a 'false' discount.
Is this normal practice or should I be pushing for the actual sale price to be reduced.

It helps them look like the houses are selling for more than they actually are, also they pay peanuts for appliances and carpets and put huge price tags on them for you so you're not getting anywhere close to value for money.
Go for as much cash off the price and buy your own whaite goods and carpet; don't let them muddy negotiations with those.Everything that is supposed to be in heaven is already here on earth.

I bought a new build 2 years ago (at the top of the market - so there should be more room for negotiation now) that was advertised at £245k - we ended up getting it for £228k plus our stamp duty was paid, £500 legal fees and £500 was given back to us as we wanted to tile the kitchen floor ourselves.
Push for a big cash discount - don't be afraid to walk away - there are many empty new builds around despite the recent upturn - and the builders are quite desperate. Make it clear to them that you have other options and don't look too keen.0 -
It's good to look keen as you are trying to do business with people. If you don't look keen, they won't take you seriously.
