i have read nowhere on this post that "An inspection has already been done"

i have heard some amazing excuses in my time as a LL for tenants not wanting repairs/inspections but, quite frankly, yours is pretty well the silliest

your LL will not be teaching burglers how to

"" get over our back fence using a step ladder or break off a fence panel"

    they already know this.

i think you have a problem with this landlord as you describe him as having "accosted" you when he was simply fulfilling his statutory duty to give you 24 hours notice (i admit it should have been in writing) of his intention to come and visit to verify a repair.

I always verify repairs - its common sense

i truly do not see why you are unhappy
  • I'll just reiterate that it's not unreasonable of me to want to be at home when the LL comes round.

There wasn't 24 hours notice, I spoke to LL at tea time last night.

And it wasn't a repair - it's a full flat roof that was actually completed and inspected over 18 months ago.

I'm at home all week next week and I'll happily let the LL in to look at the roof (Again). Its the LL that is unwilling to reach a mutual convienent time.

if your partner did the repair, i also would want to do a final inspection of a flat roof before you left, they are notoriously difficult to repair properly.

"" Its the LL that is unwilling to reach a mutual convienent time"

you dont know that as you say you have not spoken to him on the phone today
