Land Lord propblems..

Hi folks
I got accosted by my LL yesterday asking if he can come and look at something on the flat roof part of our rented house today and as it's Sunday I said I'd rather he didn't as I was going out for the day. He then said it didn't matter if I was in as he would get over our back fence using a step ladder or break off a fence panel and get in that way (putting the panel back after) and I agreed to that (wish I hadn't but I was in rush to get home and kids were running wild after a party). But I've been thinking about it over night and tbh, I don't want the LL to give a demonstration on how to break into our garden to whoever might want to watch! it's only been a couple of weeks since our car was broken in to so I'm really cautious at the moment. The other thing is that he's coming to look at some work that my OH did on the roof (properly and guaranteed etc etc) and I think that my OH should be there when that happens, but he's away at the moment.
Would it be fair if I rung up and asked to re arrange? I'm really not happy about the arrangment as it stands.

You are entitled to (legal phrase..) the "Quiet enjoyment" of your property: Yes, your property, not his whilst you have a legal tenancy: (It is his investment). He must give you 24hr written notice if he wants access. You can refuse, you do not have to give any reason.
In your shoes I'd write him a clam, polite, letter stating you will permit no further visits without your prior, written, agreement which you have not yet given. Keep a copy.
If you find him tresspassing 'phone the police after asking him to leave...
Mind you you might not get a very good reference!

instead of going in all guns blazing, why not just phone him, or get your partner to phone him to rearrange the time ?0

Whilst the tenant has the 'right' to quiet enjoyment I do that people in society getting entrenched about their rights in general leads to a lot of communication breakdown and bad feeling.
IMO it's always best to meet a compromise where possible. In your shoes I'd let him come round on the basis that checking a flat roof doesn't require access to the inside of a property...which is the only thing I'd worry about.

I've tried to contact the LL on both mobile and land line and there's no answer so I haven't been able to re arrange.
I did suggest that I would be happier if my OH was there whilst he came around but he wants to come round today.
I'm not sure as to why the flat roof needs checking, my OH is a professional and the job was done professionally.
As is stands, I'm not at home today as I really didn't want to change my plans so the LL maybe breaking into my garden to have look or may not be.
Well all I can say is I'm glad we're moving out in 6 weeks!0 -
If you're moving out in six week's time I can quite understand why the LL would want to satisfy himself that the work done was adequate. That your OH is a "professional" might not necessarily give him the comfort he needs. Goodness knows how many people have engaged what they believed to be qualified professionals only to find out the quality of the work carried out could have been done by a blind, untrained chimp. Your husband may not be one of these but how would the LL know?0

if you are moving out in 6 weeks time why the heck are you making so much fuss ???? a LL can ask for an inspection of the property with regards to repairs - and if it is external it wont affect you and you wont be at home anyway .....

People grizzle enough about landlords not fulfilling their commitments - here's one that wants to and the tenant is being obstructive imho.

Did you read my post?
An inspection has already been done. And it isn't unreasonalbe of me to not want the LL to demonstrate to whoever cares to watch how to break into my garden and I'm certainly not leaving my gate unlocked after having my car broken in to.0 -
