I agree with this, it does look odd and would definately make the house less appealing for me. I'm not saying it would put me off altogether, but if another similar house had a proper pattern or was all while tiles, then that would appeal more. I would know that I wouldn't be able to live with it for too long and the thought of having to retile would put me off somewhat.
It is a nice house and I agree with PPs, declutter declutter, declutter!!

I know it's cluttered and this is being sorted but apart from that any other advice. The last viewer feedback we had was that it was a lovely house with loads of storage but they weren't happy with the area.
I don't think it's overpriced and I can't pick it up and move it so do I just have to sit back and see?
You will need new photos taken once you have decluttered. It does seem to be a lovely house, and it could well be worth the sale price. But it looks smaller than it is with all the clutter, which makes the house appear to be worth less. Don't underestimate how difficult many buyers find it to see past your belongings to the house underneath. There is nothing much you can do about the area, but you can make yours a little gem within that area and I really think it has the potential to be so once you have been ruthless with the tidying.

I like it too, I think you have a real sense of colour and I would like the bold colour in the living room. The one bit that would have me worrying if I was viewing was the fridge in the dining room. If it wasn't there, I might not notice that there wasn't enough room in the kitchen for a big f-f, but it makes it really obvious (actually, I know I wouldn't notice, because that's how come we bought a house without enough space for our fridge and freezer and have to have the freezer in the shed!). If the problem is getting people to even look, then the decluttering may help, but the main thing for me would be to see the outdoors, front and back, in the photos. If there aren't there, I tend to assume there's a massive problem. If possible, I would also really go for shots that show it's a real family house - if you have a cat, sneak her in, sunning in the garden, or the rabbit or whatever! The photos all look quite dark - make sure you've got all the lights on when you have new photos taken. The house looks rather gloomy in the current photos.
I'm a bit puzzled at it being called a 'town house' though. I've always thought town houses to be terraced properties spread over three floors, usually with a garage, whereas your property looks like a standard terraced house, which isn't a bad thing at all as it looks like a lovely, well looked after property. Just seems as if the agents are trying to big it up to be more than it is by calling it a town house.0 -

I was going to say declutter... but I guess you don't need that message any more! I agree with most of the easy options mentioned so far on the thread; i'd just add that taking the red rug out of the lounge will open up the floor space and make it look much bigger.
The other thing that concerns me is the way your details have been written. The very first line - your home's unique selling point - is NOT OVERLOOKED AT BACK!! - which makes me wonder, well, what IS at the back?! A factory? A sewage works? It should just say: something like 'wonderful 3 bed first time buyer opportunity, semi-rural setting but commutable to Manchester.'
I know it's nothing to do with the details but as a buyer I'd be worried about that river I can see on the photo map aerial photo. Has it ever flooded? Just to give you an insight into what a buyer with no connection to you or your house might think!0 -
if you arent able to face decluttering in reality, then how about just moving the kids toys and cieling kitchen stuff just for the photos?
i moved my exercise bike out of the living room, put photos from the mantel on a different shelf out of shot, put away my portable GF grill, removed excess bathroom towels and plants just while the photos were taken...
you can then carry on to declutter as per your wishes or not, but at least people wont be put off by the photos...Relax, Breathe, Love 2014 Challenges:Cross Stitch Cafe Challenger 23. I do not know the area at all but it looks like a well looked after house from the photos.
I did find the agents particulars rather lacking though, very brief description of gardens areas for example plus no rear garden photo to help alay any concerns here.
I love the colour and the way the lounge in presented. However, as everyone else has said, less of everything. Cut your furniture/possessions down to the bear minumum so your house looks roomier and people can imagine their own possessions in it more easily.
Sadly viewers have very little imagination and expect so much for their money in the current market.
I would make sure you get feedback from every viewing off your estate agents so they can give you a better picture of what may be putting people off.
