    I know it's cluttered and this is being sorted but apart from that any other advice. The last viewer feedback we had was that it was a lovely house with loads of storage but they weren't happy with the area.
    I don't think it's overpriced and I can't pick it up and move it so do I just have to sit back and see?

    I agree with others about the garden and fence need sprucing up.
    I also agree about the kitchen clutter.
    However I love the colour of the living room! It looks so pretty in there!

    It looks like a well kept and clean house, but it is so full of all your stuff, I think it is hard to see beyond that?

    E..g there is a mirror above the fire in the living room which is totally blocked by varying things on the mantlepiece....viewers want to see a mantlepiece they can fill with their own ton of clutter. Most people have scarily large amounts of stuff, which is why they need to see room to put it in a new house.

    It is a lovely family home but it does not look like there is room to fit a new family in with all that stuff!

    A back garden picture would be perfect if the viewers have children.

    I like the living room decor but with such a strong colour it needs to be especially decluttered to not look boxey. As someone said, that second sofa need to be moved.
  • the only good way to sell your house is to put it on every free property site here and abroad. dont wait for estate agents:rolleyes:
    we did it and have had over 25 viewings which is much more that most people.
    if it is priced right you will get interest. the house I want to buy was advertised on gum tree . so it does work.
    THERE IS NOONE MORE EFFICIENT THAN YOURSELF.and much cheaper too.;)
  • from the front before you have even walked in it looks a little untidy.

    the bushes need trimmed and the fence neds painting

    the front room is too crowded, i'd remove one of the sofa's

    i'd get rid of the fish tank too

    id remove everything off the fireplace adn the unit in the corner

    take down everything hanging from high up in the kitchen

    take everything off the fridge, it draws attention to it and makes it dominate the room

    stick a small bed in the third bedroom to prove it is a bedroom

    remove the plant from the bathroom.

    If you are really going to go for it, repaint the front room. The red may be putting a few popel off and the purple int he kids bedroom.

  • When i was failing to sell our house, having followed all of this type of very good advice, i went in carbtree and evelyn (v.expensive) and asked for a really fresh scent, then i bought the room spray, pot-pourri and burner oil in it. Pot-pourri went in the porch. Not very MSE, but the next viewer bought it. I didn't make it obvious i was scenting the house when the viewing due (ie burner not on)
    House wasn't stinky before, but I think a subtle scent has a subliminal effect.

    If it's the area that people say they don't like, is there something locally that's covered in graffiti? Take a quick walk and write a big list of potential hotspots and get the local council to clean them up. Sometimes you can have a neighbour with an untidy garden that puts people off. Worth a thought maybe.
  • can only echo what others have said, declutter both belongings and furniture once and then some more ?remove all the rugs also.

    is that a birdcage in the kitchen?

    i think it would look so much better with much less of everything - what are the neighbours/gardens like? improve your 'kerb appeal' too, corny but it works.

    is there only one bedroom shown as a double? do you have any pets (apart from bird)?

    where is the for sale sign outside?
