Thanks for your detailed response Chickmug but I'm still non the wiser really. I am familiar with the links you have provided above. The 'House Price Calculator' really confuses me as identical properties in the same street can sell in similar periods for vastly different prices, so when applying this calculator it just deducts a % from what someone else was willing to pay. It doesn't judge the house on its merits or any improvements that have been carried out. I feel this is what happened to us previously.
Back in 2007 my sisters in law bought houses in the same street but there was a £10k difference in the sale prices. The one who paid £10k less bought a better 'presented' property and it had an extension. Does this mean the property without the extension will always be valued higher because it sold for more last time round?0 -
Just a note for anyone who may ever be in the same position as us. Our new buyer has had survey done and we have gone through valuation no problem??? Great relief to us but does make me question the belief we put in surveys carried out on the properties we are buying when at the end of the day it is just one persons opinion. Our chain fell apart last time because of one surveyors opinion causing a lot of stress for everyone involved and a couple of months later another surveyor puts us through - no problem.0
