Need advice please

i had my proeprty given to me by my nan she has now moved out and i can sell the house and move on to bigger better things right.

my house has been on the market for 6 weeks now and i have not had one viewing at all the house is on the markey for £114,950.

i live in the area of wirral(merseyside) i went to 3 estate agents and got values back of £106k £110k and £118,500 i went with the £118,500 and it was on the market a that price for one month i quickly got on to that the price was way to high and that is why my property is at £114,950 now.

back to having no viewing at all is not a good thing and me and girlfriend really want to move on with our live's the thing i have a feeling that the estate agents i went with gave me this vry high value so i would go with them i have just rang them just now and said why not even one viewing and they came back to me saying that the house price is a bit top heavy :( ok so i went on the rightmove and look at property in my area they are all about £100k to £110 and selling fast.

should i sack the estate agents am with and move to an estate agents that will give me the truth and also put the house price to £108k.

what you guys think?

    hard to say, but you could always market the proerty yourselves. there is a thread on here which has a list of websites you can post your property on for a small fee.

    The longer it is on the market, the less chance someone will buy it - they will notice that it has been hanging around and assume that there is something wrong with it - I would kick the EA up the backside - they will want their commission at the end of the day - what are they doing exactly to earn it? Make sure that you are not tied into a contract with them whereby if you or another agency sold it your original EA would still want to charge you commission. If you don't think it is overpriced you need to seriously ask your EA what they are doing to market it.

    i am thinking it is overprice and my estate agents are nto really doing much.

    they have done the e-mail and shop and interent adventising.

    but still not one viewing.

    i think am going to change EA and put the price to what i think is ok £108 and will accent £105 offers.

    You need to check what it says in the contract with the EA you have signed up with before just changing agents. You may have signed up for an initial period of 12 weeks for instance which means you are tied to that agent for the stated period + any termination period on top of that. If the agent won't let you out of their agreement you can reduce the price with your current agent, I would push to be let out of the agreement as they would appear on the face of it mislead you with the marketing price, which they now admit is too high. Don't just leave it on the market at its current price for the 12 weeks or what ever you have signed upto, it will go stale very quickly & people will remember it being on the market for a long time.
