Maybe it is the agency holding back information from the LL rather than the LL being 'cunning'?
  • Sounds like you'll have more problems than solutions from the landlord.

The agent always does jack-s**t... think about if you have problems with the flat, with your stuff, with the furniture, even with the bed!

    good luck

When I asked the agent, he said "any furniture" means you give a request and ask for the approval of the landlord/lady. So we asked for a desk, wardrobe and a bed. After the request, the agent will ask the landlord/lady for his/her opinion, if he/she agrees, I'll pay the rent, security deposit and so far and forth. So I got an approval of my request then I paid the money. But after all the money is transfer(after clearance too), I got a call from the agent saying that the landlady isn't willing to provide us a desk and a wardrobe. I understand the landlady may not be looking for such furniture, but what I am mad is that why didn't she say it earlier before we paid. If she said that before the bank transfer, I'd definitely going to rent another flat.

Not taking sides here but it would appear that the verbal approval you received was not from the lanlady.

The moral I think here is to make sure that the correct authorisation is granted prior to agreeing and signing contracts.

I've signed a thing called "holding deposit" with a term saying "the holding deposit received is subject to the following conditions being accepted by the landlord...." the following conditions includes the bed, wardrobe and desk with an approximate amount of 375pound. I am not looking for anything expensive, just found nearly the cheapest one from Ikea.

This is different however, you clearly have something in writing stating the conditions, however I think that might only cover your holding deposit ;)

If you have it in writing, then contact Shelter of the CAB for advice. If you have any access to a legal helpline or legal cover (through contents insurance or credit cards) than that might be a better option.

When you get contents insurance, it might be better to take Legal Cover too (costs about £18), but ensure first that this covers action/defence against a landlord.
RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.
