As this is a money saving site I wonder if anyone can point me in the direction of a FREE Assured Shorthold Tenancy Agreement form
I know I can get one from WH Smith and legaldocs for about £10
but free is better.

You want to protect an item worth (and costing) £000s of pounds ... that is entirely in the hands of a complete stranger ..... and you are asking for a free piece of paper, downloaded from the Internet to do that protection for you.

Quite frankly, why you would quibble about £10 is beyond me.
Sorry to be blunt. What it a tenant you don't know and who can only be reasonably referenced moves in and wrecks YOUR house? It is an asset that is worth/costs hundreds of thousands of pounds in many cases. You also would have to spend YOUR own money putting it back together again after the tenant finally moves on.
To avoid the many pitfalls of being a landlord pay the £10 or join the landlords zone as mentioned above. After all, you want a contract worth the paper you print it on not which costs less than the sheets of paper to get.0 -

I find it curious that people are so scathing in their replies when someone asks a polite question.
I have previously practised as a property solicitor in a top 20 law firm. Speaking purely for myself, I am willing to brave the apparent dangers of using a free document, and go with the British Property Federation's recommended AST template.
However, I'm not advising anyone else to follow my example and anyone who does should read their disclaimer.

Far from scathing, I think the OP has had the possible issues highlighted and a recommendation to join a suitable organisation who can guide him through the whole business of being a landlord. Which bit of that advice would you disagree with?0 -

I've looked at the British Property Federation website and the "model" tenancy agreement shown. First place I always look is at ending a tenancy, where I found this little beauty at point 1.....
We are entitled to repossess the premises, and this tenancy will end immediately, if you:
a. do not pay all or any of the rent 14 days after it was due, whether or not we have formally asked you to pay it;
b. do not keep to any significant agreement or major responsibility in this agreement;
c. have a bankruptcy order made against you or your guarantor, or you transfer your estate or sign any deed of
arrangement for the benefit of your creditors; or
As you're the legal eagle here, perhaps YOU know what's wrong with the above statement?

I should add - I am looking to see what others are out there - I am a tenant, and my landlord is looking to escape the LA - he has produced a AST that is even more one sided that the LA one.
I just wanted to see if they were all as bad before I sign it with my 'exceptions' to certain parts.To Dare Is To Do :T0 -
