Highly unlikely you will actually need planning permission for the window either, especially on the rear, unless there are any restrictive conditions on the original planning permission for the house - although windows are usually only restricted on the sides, where overlooking could occur, not on the rear.

It will help to have lots of plumbing on the floor directly below. Never get one of those compacting loos that send the waste down a long pipe! Make sure you get a good plumber who knows all the relevant building regs.

if you dont have a window, then please do buy a fiercesomely good extractor fan - if you dont, black mould will appear before you can blink and it will never go away .........

Thanks everyone - this has been a big help.

The bathroom will be above the kitchen- so pluming should be ok. And I'll contact the planning office/ or ask a local builder about the window.
