    Don't worry about not getting a mortgage at 40 something - I got one (admittedly with OH, but I am the main earner) when I was 54. You will find that circumstances will change as your child(ren) get older. The one piece of advice I would give is to bank that 20k profit and add to it, every penny you can, to get a good deposit for when you buy again.

    It looks like the decision has been made for you, still at least its made you consider your options. Check you your agreement as to how much notice she has to give you when leaving the property - no point in looking for another tenant until you know the date, and its early days the purchase of the other flat could take some time or even fall through especially if there is a chain involved. If, you still wanted to try and sell through an EA, will she co-operate with viewings. May be tho, u r meant to hold on to your flat!
  • Some good news tonight - i had a private viewing last night (first viewing) & they put in an offer which i've accepted :) Fingers x'ed now all will go through without any hitches. I do hope so! :)
  • I do believe you've made the right decision. And now you'll have another £110 a month to add to your savings. Result
  • yep - i'm really pleased with the result. As much as it's disappointing to come off the property ladder - (sorry snake!!!!) :) at least I will have a little extra cash each month, get rid of my overdraft & have some savings too.

  • Just thought I'd update you. Made the decision & thanks so much all the advice - I completed on Friday. I'm no longer a house owner but I feel relieved financially right now. What will be will be hey? Cheers x
