I would call it a utility room, and definately include it in any details if you decide to sell.

If nothing else, utility room are the words the general population are looking for when buying property.... use a different word and you'll confuse some and they might pass over your online details to book a viewing with a house that has a utility room.
Mad, but that's people... we like the familiar, we are unsure of the new.0 -
I honestly think it doesn't matter, but as you've bought the subject up how about:
Kitchen / breakfast room v Kitchen Diner
Lounge v Sitting room v drawing room
Study v box room
attic space v loft space
clockroom v WC v Toilet
Do you believe how the EA names the rooms effects the price in any way? I am cynical on the matter but could be convinced otherwise if anybody could provide evidence to the contary.0 -

Utility Room I think and it should add some value - it's the only thing we are currently missing at our place and I keep mentally figuring out ways to add one...

If it houses just your wash machine/tumble drier with some cupboards then it's a utility room. If it also has room to keep your ironing board up all the time ten it's a laundry room. That would be my expectation!0

We call our 'room that isn't really big enough to be a bedroom' a study but some of our friends call it an office.0
