    What they probably do is buy a service that provides them with raw data ... from there the raw data is imported into their own database and filtered in some way. Who knows how their algorithms are programmed.

    There are some flats near my parents' house that only show on one site and no others. They are all different.

    That's interesting. I usually only check on rightmove (as I was blindly presuming that the data will be the same on all sites), but I can see that I'll have to start looking on the other sites also.

    The only thing that would put me off, is if the neighbours haven't bought, as many who have bought ex council properties have discovered they move in and have lovely elderly neighbours who didnt exercise their right to buy.

    Couple of years later, elderly couple die, and you have the chav family from hell housed next to you.

    I agree with DKLS that you need to do your research on this one. If nearly all the houses are bought out, you should be pretty safe. If most have not been, then you are taking a bit of a risk.

    You can get a pretty good idea of this by looking on nethouseprices and checking which of the houses have sold in previous years. Those ones are obviously private. You can download the Land Registry details for the others to check them - you don't have to be the owner to download the details. Each download will cost you £3 (I think).

    The next door but one house at No. 42 sold in 2007:
    42, Grove Road
    Freehold (Semi-Detached)
    Sold for £170,000 on 13 Apr, 2007

    I'd have thought prices are down generally from 2007, so it makes £250k+ look very expensive by comparison. The house looks great, and your vendors may have done a lot of work on it, but not £100k worth! Assuming you will need a mortgage, it is very likely that the surveyor will down-value the house, and you won't be able to proceed, so you'll lose a lot of fees.

    Also, when did your vendors buy the house? It seems odd that it does not appear amongst the list of houses sold in the last 9 years.

    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    Zoopla has a filter "since 1995" that lets you search for all sold prices in a particular street since that date.
  • The only thing that does not show up is the data relating to the sale directly from the council ie when the tenant purchased. I only know this from trying to find out about properties in my area
