    If nobody could afford to buy they wouldn't be buying. (76,000 last month alone)

    If nobody could afford to pay more, then prices wouldn't be rising. (up 8.5% this year so far)

    The only reason prices fell was because lending was withdrawn. Lending has been increasing, and so have prices.

    No, it's not that simple. You have totally ignored the bank of mummy and daddy. Well known to be helping a large proportion of FTB's. It was reported not long back in one of your threads in which someone else had to finish off your quoting for you. Something like 60% if I remember correctly are relying on mum and dad for the deposit to get the mortgage.

    Equity has played a HUGE role in the money supply for the people buying. Many who have STR taking their equity with them. Eqity allowing the bank of mum and dad to help out.

    It is NOT as simple as you suggest. And to suggest it is that simple is nonsense and you know it.

    It says in the thisismoney article, 20% of parents are helping their children with deposits. Thats 1 in 5 people needing the bank of mum and dad to buy. So put them into your FTB figures and you will see thats a HUGE percentage of those who make up the figures.

    Well given that 10 million or so houses are mortgage free, and another few million still have significant equity......

    It looks like there is a about a 20 year supply of "bank of mum and dad" still to go.;)

    And as it does seem mostly couples are buying the good houses, that just doubles the odds of them being able to get bank of mum and dad to help.

    Just cannot stand this "everythings fine, people can afford houses, they are more affordable now than ever" scenario Hamish keeps pumping out daily on several brand new threads and on nearly every thread you go on.

    actually housing is getting more affordable.
    it's just over the long term average.
