Very quick questions on AST and guarantor

Hi there
I have a tenant looking to move in to my flat next week.
She has two daughters (16 and 11). Does this have any implication if I were to serve her notice after the first 6 months?
Also, she'll have about £1100 left after rent and basic bills (council tax, gas, electricity) for everything else. None of that sum is part of her salary...it's working tax credit, child tax credit and income from her other property. She's offered her father as a guarantor. Does this have any legal standing?

go to www.landlordzone.co.uk and not only do a lot of reading about what it entails to be a LL - b ut you need to use their Tenancy Application Form and their Guarantor Application Form - both of these forms need to be fully validated, and the signing of a GAF means that whoever signs it is now legally responsible for payment of rent if the tenant does not and ALL OTHER breaches of the agreement0

Thanks - I've been a LL, just never dealt with a guarantor previously.
No implication on tenancy due to kids being there?0 -
if you have never been a LL before then join NLA (national landlords association) and read for 6 months to learn the buisness... in the meantime get a good agent to credit check yoru prospective tenant and also to run your tenancy while you learn the ropes
