    "Hi i want to advertise my house, there is currently no houses for sale so i feel weird to be the first one?"

    "Why has no one else advertised."

    It all looks good but no houses! ;)

    Nothing is free in life, I dont want to add my house and get a some weird bill.

    Horses for courses. Iwas going to tell you under all costs to avoid Dixons. They are not charging 3% now! That is absolutely outrageous. Honestly, the branch I am using don't even answer the phone and they appear to be employing work-experience kids. Halifax operate under franchisses but I've never had a good experience with a Halifax agent.

    Oulsnam (S Brum) are expensive (haggle with everyone!) and they have a sole-selling rights agreement although the dealings I've had with them when looking for properties have been better than other agents ie. they actually put me on their mailing list and text me their new properties as do Knight Frank but they've a particular market. I've used Englands in Harborne who were fine and Shipways in Harborne but that is going back a while now but at the time they were 'fine'.

    Derek Spires acted for a buyer and I thought they were dreadful. There was someone in Quinton that my H really liked - I didn't have any dealings hence I can 't remember the name. Humberstones?

    If you're considering selling alone then consider House Network as they give you the benefits of an Estate Agent without a high street office. Your property will get onto Rightmove, and you'll have floorplans etc. We've sold in Olton and Harborne using them in the past. www.housenetwork.co.uk

    Ultimately, it's about having nice photographs, a good description online with floorplans or at least dimensions and an agent that answers the phone and really gives you the impression that they want to sell your house. Realistic valuations - don't tell them what you want for the property, let them tell you what they think it is worth without you influencing their valuation.

    My favourite agents are Adams & Creed in Bromsgrove. Doesn't help if the house isn't in Bromsgrove though but they are earnest and totally independent - the names above the door are those of the people inside and they need to sell houses to put dinner on the table. I wish they were all like that :) They still have our house details inside on the wall. I think we were their second sale when they set up.
