Govt Mortgage to Rent Scheme/Will it save my house?

  • Ok..... breathe..... just re-read my emails..... it was the solicitor that told me over the phone that she had to get ours completed by 31st March cos that's when "it stops" - in my panic I emailed RSL who got back to me and said exactly this "yes and no - the year does end on March 31st but the HCA (agency who oversee all MRS) will generally allow funding for projects in progress to roll over into the following year"....

    So - I'm now thinking that it DOES refer to just the tax yr funding and not the whole of funding in general.... I'm so sorry to have said all the above but my mind is so full of stuff at the mo and I obviously just scan read what he'd replied, saw that we'd be ok and forgot about it.... until I saw your message on here!!

    So it may mean that until the Gov do all their end of yr calc's that the funding is put on hold until they know exactly how much is left for the following tax yr? So you may have to wait until April until they'd be able to accept your application for MRS... HOWEVER get speaking to LA/CAB NOW!!!!! That bit takes long enough and will easily see you into April before you'd be anywhere near your app being passed over from LA to RSL so do make calls and see people and just go from there!!

    Once again I'm so sorry to have confused the matter and hope what I've now said is correct and you can get help.... let us know how you get on!!

    I have been to the court (about my repossession ) as they have a money advisor there and I was told that they would roll over old claims but that they would not take any new ones from 31.03.11
    They would not take me as I had been refused but wanted to appeal. It might well not be the case for everywhere though, in Leicester there is a real shortage of money and the local CAB has gone and money advise is going so it is not looking good for those in debt here anyway.

    Really hope this is not the case:(........we are finally almost at the stage of being accepted onto the scheme (originally referred in july last year, but not in enough mortgage arrears), now have 3.5 months of arrears, but still no letter from lender threatening action etc. We need a letter stating that repossession proceedings will start, and not sure how long this is going to take.........its been such a protracted process and have not even started yet:(.
    My advisor at CAB is also very reluctant to advise BR if we are fortunate to get on the MRS, as it can be deemed as taking on a new debt (if shortfall, which there will be).
    Sort of wish we had never been told about the scheme, as back in May when we realised BR was our only option, we had money for the fees, and would be over halfway through our BR by now, and would have moved to a rental property.........or moved first and then declared BR (whichever way round was best)
    Now, we are in a situation where we are in mortgage arrears, have not saved enough for a rental deposit and/or BR so all seems very precarious. I was planning on not paying the mortgage at all for a couple of months to raise some contingency money, but was advised that it could be seen to be making us intentionally homeless, and frowned upon by MRS.
    Anyway........think I am just voicing my worries which have just rocketed after reading above posts :(
    Will try and get hold of my elusive MRS advisor this week.....
    Not as silly as I was thanks to MSE:)

    Hmmm, thats the trouble with this scheme. So many inconsistencies and a struggle to get the right information. I felt that all the agencies involved when we did it, just didn't work together and communicate with each other. I needed to push every stage so hard, and keep on top of everything. Thats not easy and I lost count of the amount of times I cried with frustration. However it can be done, and it is worth giving mrs a chance.

    Hopefully we can get some clarification as to whether the scheme is being scrapped altogether or as H says, its a funding issue in the current tax year.

    Sillygirl...I hope you are ok? Im sorry you are having such an uphill struggle. The letter you need is the trigger for the RSL to become involved and begin the rescue. My lender was reluctant to produce this letter, despite us being in arrears too, and I had to contact them a few times to push for it. Eventually they told me we had to wait until another payment date had passed (half payment actually as that was what we could afford) and they would issue it. As for not paying the mortgage, our payments varied. The least we ever paid was £100, the most about £430 whilst going through the scheme. Another person on here paid nothing for 12 months. Let us know how you get on when you speak to your advisor. Got everything crossed for you. x

    Although I must admit I do agree with you, We were turned down for the scheme and the homeowners mortgage scheme and to be honest all they seem to have done for us is given us false hope and strung the whole thing out as we have paid payments where maybe we shouldn't have.
    End of it all we are in court next month as GE have gone down the repossession route with only 2 full payments missed. Hay ho such is life though.

    Does your local court have a CAB or housing officer as they do seem to know a hell of a lot about these schemes and it is different for every area even though it shouldn't be.
    OH and as a side line...think carefully about the amount of time you need to save up. I thought I would get 6 months, in truth we got 2..

  • Thank you ladies........GothicFairy, to be honest, I'm not actually sure whether we are in the system or not! And what system it actually is!! Will be making lots of phone calls this week.
    Angie......you have said before about the differing payments etc and thats what we were going to do, but my CAB worker has scared me saying that we would not be able to proceed with MRS if it can be proved that we could have paid more towards our mortgage. As we were going to use the money for either a rental deposit or BR fees, I guess that in their eyes that is not essential spending. Had thought about saying that our car needed work, but as they will want bank statements we should not do that either! Just feel a bit trapped!

    I see what you mean Sillygirl :( and understand why you feel trapped, you're between a rock and a hard place by the sounds of it.

    I wish I knew the answers, not much help am I :o

    Have you spoken to anyone other than CAB? Have you tried the council's housing services? I am presuming you haven't been referred yet, but maybe would be worth contacting . Explore all your options?

  • thank you everyone for your replies i will let you know how we get on - i feel for everyone on here struggling with debt is bad enough but when your worried about housing its even worse
    i totaly get it with the saving for rent or paying the mortgage you cant win can you xxx
    at this point we have been paying intrest only for 12 months it was supposed to go up in feb (they forgot )but is going up by nearly double in march and ive canceled the direct debit already ,there is no way we can pay this and we can barely pay the interest
    im not sure what to do next with the mortgage company ask for a payment holiday or not pay (how will they be able to say we cant afford mortgage and supply the appropriate paperwork if we continue to pay ? but then as someone else says you have to keep trying to pay arggghhh no wonder people are stressed im trying not to get my hopes up here after the year weve had there is no point lol
    also do i need a referal from cab or shelter and when i phone tomorrow is there some one with a fancy job title i should ask for

    It is confusing, thats for sure! I would say that until you know what your options are with the mortgage co and mortgage rescue, make a payment BUT ONLY what you can afford.

    In my area we needed to be referred by the CAB as our council want to make sure that you have had debt advice first and discussed all your options with a professional. I spoke to the Housing Advisor at our CAB, but Im not sure how quickly you will get through, they are busy. Alternatively ring the Shelter homeowner line and seek their advice too. I don't think it would hurt to also ring your local council. Ask for the Mortgage Rescue Advisor or housing team if that doesn't get you anywhere. I did this and was told to ring the CAB first! but at least I knew where to start.
