It is interesting to see the progress of Aberdeen, now two years into the crash and only 8% down from peak, and of course Edinburgh, two years into the crash and only 5.6% down from peak.

Hamish, have you just posted a graph which shows prices up and down like a yo yo, and proclaimed thats a recovery?
No, I've just posted a graph showing prices regaining 75% or more of the ground lost in the crash.
A graph showing prices recovering to within 8% of peak in Aberdeen.
Two years in, and prices have fallen 4% a year. Whereas rent in Aberdeen is typically 6% to 8% per year.
Hardly seems worth waiting for, this crash of yours.

Unlucky.
The graph is the register of scotland actual sold price data.
You can see for yourself how close Glasgow is to peak on average..... Now that you have this data, I'd be raising holy hell with that surveyor for getting it so badly wrong.“The great enemy of the truth is very often not the lie – deliberate, contrived, and dishonest – but the myth, persistent, persuasive, and unrealistic.

Hamish, I don`t want to be cruel, but why do you keep banging on about all of this?0

because he has no where else to go...It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -

OH said that he heard that a lot of Surveyors were worried about overinflating prices due to some of them been taken to court in the last recession. Not sure what that was about!
