    excellent tip chickmug, i hadnt considered that at all. Dont worry about your post sounding brash. I understand there are some people with a wealth of experience on here so i appreciate any responses to my posts.

    I'm certainly no expert, only in the process of getting my first house at the moment, but the EAs attempts to lie to me were pretty obvious. I offered £130k, they said they had an offer for £135k (was on for £139k). I said no worries, will keep looking, they suddenly wanted my details.

    Admittedly we ended up agreeing on £132,500, bu that did include most of their furniture.

    As I often say it is a shame that Maplins don't sell portable lie detectors?

    And in the case of my old firm ones that connectd to the phone when we were increasingly given porky pies all day long.

    Don't ask me my brain is so addled I don't even trust myself, or do I;)

  • It could all just be me being paranoid after the last fiasco, but maybe the last offer as just been made up i think i will just forget about it now and see what happens.

    Ill report back when i find out whats happening or if they contact me with some more information, whether its tue or not i will never know.

    Who does the EA work for? Answer NOT YOU. The EA is paid by the seller and is obligated to get them the best price. If that means messing you about, so what. If you are hooked and they can reel yo in and get another 5 or 10k from you - great. EAs have targets and commission.

    However the EA MUST by law pass on all offers to the sellers and there is no way that the sellers 'cannot be contacted'.

    GAZUNDER, theyve took you for a mug, treat them the way theyve treated you drop the price closer to completion.

    I must say though you seem to have been very nieve.

    True but there are times where the seller can not be contacted. They go on holiday and so you eventually find out through a third party (like their solicitor) that they went and did not want the stress to spoil their break. One of these sellers did admit, when we eventually spoke to them, that they were putting their 'head in the sand' as they were so stressed and did not really want to sell but they had to.

    However we usually have home, work, mobiles numbers for each of the buyers as well as email addresses and by goodness is it frustrating to leave message after message with no reply. But it is the same for some buyers. However the EA should keep all parties updated with what they are trying to do without your having to chase. If they don't :mad:

  • Being an ex Estate Agent, there are all sorts of tricks that go on to get the best deal for Vendors!!

    I would go to the houses direct and knock on the door and see if they have received your offer, if not offer on the other one you were gazumped on, but offer a lot lower!!

    Do not believe a word these Estate AGents say, trust me!!??!!
