Still no HIP

Offer was accepted on 14th August
I had instructed solicitors on the 16th August
And I expect to be contacted by FD for survey arrangement tomorrow...
but I still havent received the HIP - even though I have chased the Estate Agent from even before the 14th Aug.
First of all they said the vedor (who is abroad) wasnt contactable / had to email of over details. It now seems like they didnt have it done at all and are potentially doing it now.
I'm pretty miffed at this as I'd like to see it before the survey to see if I need to request any special attention. Also, isnt there a chance the solicitors will duplicate searches - info they should have got in the HIP?
Or should I let things go as they are?

The HIP should be with the agent, not the vendor. Insist on it now, it will save you a few quid, especially if it only just been done!0

We have had an our offer accepted on a house, and requested theEA email the HIP. We were told that it was not complete (I know only certain elements have to be carried out in order to market a property) so does that mean we as the buyers have to pay for the missing bits?
I do understand that if a property is on the market for a while that some of the surveys may be out of date, and my lender may request a new one, which we would have to pay for, but in this case the property was only on the market for 2 weeks!
Who is therefore liable to pay for the completion of the HIPs, the vendor or me?0 -
You as a buyer do NOT have to pay for the missing bits. As long as the searches are less that a few months old, your solicitor and lender will accept them.0

Then the seller and agent has broken the law. Get the agent to complete the HIP NOW and pass is on the your solicitor or they will lose a sale.0

Yes what has been done will be very new, but without seeing the HIPs I dont have a clue whats missing, and therefore wonder if I will now have to complete the vendors HIPs to enable my lender to consider my mortgage application.
Searches sometimes take a few weeks to come back and when they come back they will be included in the HIP and shouldn't cost you anything unless your mortgage lender will not accept the type of search used (e.g. HSBC will not accept personal local searches which are generally found in HIPs).Offer was accepted on 14th August

If the offer was accepted on 14th August that was presumably as a result of marketing by the agent. If the agent marketed the property without a HIP with certain immediately required elements (e.g. the EPC) in it then he committed an offence. Remind the agent of this and request the HIP now and say if it is not produced you might be on the phone to Trading Standards.RICHARD WEBSTER

So my mortgage is sorted pending survey. I phone once again (well I've been phoning daily) the EA and he says he still has no HIP. I say I want to see HIP before survey so I know if there are areas to focus on.
I phoned the solicitors I had instructed - they turn round and say they havent done anything. They received a letter from the Vendor's solicitor on the 24th August saying that contracts will be sent 'in due course' - today when I phoned she said "hmm its been a while since then, let me chase". She then said I would know when they have received the info as they will call me to sort out search payment.
I am so annoyed. When I was making the offer I was put under such pressure about them wanting a quick sale. I'm glad I didnt go with their in-house mortgage broker as I've gone with my choice and still had everything sorted quickly.
I really need advice - should I really threaten to go to Trading Standards?
They may lose a sale but then I miss out on a place I really like
Feel like I'm stuck between a rock and a hard place!
I guess it would be wrong for me to ask for a reduction in price but I just feel like I have done everything I can to be quick and am being taken for a ride

I'm not sure if my memory is right, but isn’t there a £200 per day fine for marketing without a HIP?0

Yes there is. A seller cannot market a property without a HIP (more or less) £200.00 per day fine. However, this has done you a favour, as least it will be up-to date. The contents of the HIP will not tell you anything much to stop you doing the survey. The HIP needs to passed to your solicitor HOW.0

I concur that these house selling and buying proccesses are very stressful.
In my case i was the seller and instructed my estate agent to arrange the HIP, which was a little more expensive but I wanted it all done in house to help stop any delays etc. The HIP report came back pretty fast and a copy was sent to me in pdf format.
Im now in my 17th week of selling and nearly there !
Patience is deff a vertue !!
Stick with it and keep chasing your solicitor and ea.0
