    Unless we have 600,000 transactions a month, which we don't...
    it's a bit more than that though - if you look at the demand and supply of good quality homes (i'm not talking condition here), that's where there's a shortage currently.

    if these prices increase it pulls up the price of other property

    if lots of good quality of property was on the market it would soften prices.
