    Under the Freedom of Information Act demand to see all the information that they hold on you. They should be holding a marker against you especially for this long.

    no of course not. I have paid back every penny to creditors from that bad spell in my life. RBS did not even bother to chase up the debt! They didnt take me to court or anything!
    I would have paid them back by now, or at least come to an arrangement for part settlement. They dont do things like other financial institutions, i think they like to wait for many many years until one day that person applies to their bank or one of their subsidaries and then whak! straight across your face when you're at their mercy. I tell you one thing, if thats their plan then it is a brilliant one!

    if i was to apply directly with halifax will they ask me if I had a mortgage refused and if they do, what do I say? Do I tell them the reason why I was declined bearing in mind RBS have not given a reason.

    Yes but would you lend money to a mate who had borrowed a grand of you then come round and said I can only afford to give you £200 and then we'll call it quits.

    Eleven years later he comes round and says I'm looking to buy something can you lend me the cash? Would you say yes, after all its been ages since he borrowed last and didn't fully repay.

    On a seperate note, banks and institutions are allowed to keep markers of your failure to pay them for as long as they wish. They have to stop making this knowledge available to others after 6 years.

    i totally agree. I have had other creditors in the past who contacted me, took me to court etc etc and debt was paid off one way or another. Some creditors did say that because of my problems they would settle for part payment. But RBS didnt do anything like that. They did not contact me or anything. I would have paid them off by now just like i have done with other creditors. Thanks for the information about how they cannot disclose to other lenders after 6 years. Still awaiting FI to ring me. Heart is pounding

    On Friday FA submitted application for mortgage to halifax. As stated earlier, my experian credit score is 999, stable employment and address been at both for 10 years plus.
    Bank account 10 years plus
    no ccj's and no defaults within the last 6 years.

    It is wednesday today and apparently still not heard from the halifax. (monday was bank hol) and my FA is on Holiday until next week. When I phoned his office the secretary said any offer will be to him and because he is on holiday until next week I have to wait until then do i?????

    Seriously this is a farce! it really is.
    Its been a farce from day one, the moment I applied to orbit the homebuy direct people!
    They made numerous !!!! ups.
    The home builder made !!!! ups
    RBS mother of all !!!! ups
    and now i have to wait until next week to hear if i am granted a mortgage or not???

    I tell you one thing if I have not had a stroke or a mental breakdown would be good news!- let alone the mortgage!

    Can i ring up the halifax direct? or does it have go therough the FA?

    I don't think the Halifax are going particularly slowly to be fair, you can discount Friday so 2 working days is not long.

    3 to 5 working days is what the Halifax will be quoting people just now (stock phrase for their telephone people) and then your ifa will be back. However, if he is paying someone to man his office whilst on holiday then they should be able to keep people up to date at the very least.
    Happily an ex mortgage broker!
