    Herewith an example of the sort of thing Landlords & Agents get up to with references....as a way of making money rather than being straightforward & charging what it costs them...

    28 of my properties in Norwich are managed by a lady who I have mentored to build her own Property Management business. I pay her £50 per month for full property management and she also charges £100 to tenants for referencing which we split 50/50
    Sorry but to be a letting agent you require no qualifications, no membership of any regulating body, no Criminal Check, no experience... (!)

    fyi Costs for credit checks etc. start below £20...

  • Morning Artfullodger.

    Ive got a feeling that the rented place will have to go back on the market.The estate agents will obviously be contacting the landlord to say that we cant go ahead.

    Do you think it would be naughty for me to email the landlord after the estate agents have spoken to him, to send him an apoligy for letting him down etc & in this email let him know that we were going to offer to pay 1 or 2 weeks rent to keep it open but the manager said no?

    What do you think? Its just incase he might allow it.

    I think its unfair that the estate agents wont even run it by the landlord.For all we know he might of said Yes :confused:

    The landlord gave his email address to us so we do have his permission to email him.

    Please let us know what you think if you dont mind.

    Definitely, in fact straight away. The agent is simply that, an agent, and should act solely on the instructions of the Landlord (who is paying his wages for f***s sake!!!).

    It is not unheard of for the agent to have his own agenda which when LL finds out p***es LL off a lot.

    However, if they were all agreed about things already you might find you don't get a very good reference...

    If the survey hasn't even been done yet (in my experience) there is a long way to go in the selling process before you are ready to exchange.

    What will happen if something comes up in the survey and your buyers drop out ?

    No,everything else is done.Both soliciotirs are just waiting on the mortgage valuation survey.

    Its only a valuation survey not a structural one or what ever else they do.

    This was supposed to be one if the first things to be done with regards to the selling process.

    The searches have all been done.

    Abbey National are carryying out the survey,our estate agents have been on the Mortgage Advisors case & has asked the buyers to get on their case.Abbey told our estate agents that it was going to get done end of last week but it never got done.

    Why are they lying? What is the hold up :mad::mad::mad::mad::mad:
