Estate agent rejected my offer with sarcastic laugh

    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

  • If you are on good terms with the vendor just tell them what happened. They may be interested in the feedback, if not you have lost nothing. Arrogant agents are the worst kind IMO and give estate agents the reputation they seem to have with the general public

    Maybe the seller got stressed out and had a go at the EA, causing the EA to be cautious with passing on 'lower' offers?

    This is a difficult time for some sellers who have to accept their properties are not worth as much as what they thought...

    I think it is best to avoid being emotionally involved whether the EA is sarcastic or tries to bully. It is all a ploy really which you are best not to get involved with. You can just say 'has my offer been rejected' which it sounds as if it has been and then go away and think about whether you can make a higher offer bearing in mind what you think the house is worth. Finding the right house at the right price is hard enough without rejecting one because of an 'awkward' middleman (or in this case woman). Best to be as brief and factual as possible and not give away things that can prejudice your position. There is no reason why the discussion need be more than 60 seconds long.

    Yes, I am from Scotland. To be fair, this EA company is known for its good services. I wouldnt blame the entire company for one person's stupid behaviour. Its proved when I got a call today morning from another person of the same EA. He asked about the details of my offer and what I feel. I told him straight away about the way I was spoken to. He apologised and informed me that the seller has strictly advised them not to take any offer less than the base price mentioned in the advert. Also he added that the other person could have phrased her reply differently.

    He said that I can make any new offer provided its above the base price. I explained him my reasoning on why I dont value that house for that much price. He said that since no house in that area was sold during the crash, its difficult to value it precisely. The seller and EA strongly believe that the house is more valuable than the base price and only because of the crash they have reduced it.

    I told him that I will do my home work again and if I feel I was wrong, I will make a new offer. He was perfectly fine with it. The conversation was great and left me in very good taste.

    If an attitude like this was shown, who knows I might have been tempted to offer more than my max limit. Anyways, learnt a good lesson now.

    When the EA's job is to sell the house, how can they treat a prospective buyer like this? They know very well about my financial position and eagerness to buy a house. I have discussed in length with them when I was looking for a mortgage adviser and solicitor. Rude individuals should not be allowed to make bad name for other good working EAs.

    Yes indeed, what is a max limit for if one goes over it?

    As for the good cop/bad cop we certainly had that impression of the EAs we bought from. Fortunately we managed to bypass the bad cop at the crucial stages.
