    My ex landlord used to deliver his letters to me by hand so you still have time yet (but I wont hold my breath).

    Good luck if you have to take her to court.

    mair, if you do take it to court please add the cost of a new oven to your claim.

    I am a landlord myself and this just makes me angry. After a tenant staying for four years, never paying late, taking care of the property and as i understand it paying an extra 2-3 weeks rent (to the end of the month) you sound like a dream. I would expect the property to need repainting and the the carpet at least seriously cleaned due to wear and tear and would cover this myself.

    On the other hand i also rent the flat that i live in and my landlord is horrible, they have no idea of what their responsibilities are. The roof had a leak and there is a whole wall in our living room that is damp and covered in mould. It has been like this since November last year and they have done nothing about it. Also our communal stair well light didn't work (not just the bulb) for 6 months which was dangerous (landlord owns all the flat in the building). If we contact them they start accusing us of doing the damage ourselves and having other people live with us. It gets me so stressed i just don't call them anymore. They only way i can think of dealing with this is not paying the last months rent and leaving the place spotless ie having the carpets cleaned professionally myself and clean the place top to bottom myself (I've worked for 5* apartments and the cleaning company that does all the cleaning for the Estate Agents in the area so i can do it to the standard required).

    If you paid her in full for the last full months notice - did that expire on the 10th or 30th ? If it was on the 30th, then dont forget she owes you rental refund from 11th to 30th. She cannot force you to leave 20 days earlier than the lease date. If this was the case, this also will go against her in court. good luck

    Looks like she hasn't been on since 11/05/06 and I tried to e-mail her through her profile but its not enabled, maybe a board mod could e-mail her and find out / see if / when she'll be back on!

  • we have just been to Aldershot County Court, my partners rogue landlord tried to steal £590 deposit money, we wrote several letters to the landlord which they ignored, they did respond to our application to the Court stating that they were going to pay, wjhich they didn't. After hearing all the evidence the Judge awarded her £3157.20 boren down as; £590 deposit money...£2175 compensation.....£182.10 interest....£143.00 court fees.....£67.10 travelling expenses.......not bad hey and if she dont pay there are a load of things you can do to fforce them haaaaaaaa another glass of champagne please waiter haaaaaaaaaaaaaaaaaaaaaa
